“Industrial Capital” Set to Become a Centrally-Governed City, Welcoming a $52 Million Luxury Apartment Complex

Renowned as the industrial hub of Northern Vietnam, Bac Ninh is home to numerous major FDI corporations in electronics, technology, and semiconductors. Soon, the city will welcome a new landmark: a state-of-the-art commercial and luxury residential complex in Bac Giang Ward.

The People’s Committee of Bac Ninh Province has recently submitted a proposal to the Ministry of National Defense and the Ministry of Public Security, seeking approval for the investment policy of a Mixed-Use Commercial Center and Luxury Apartment Complex in Bac Giang Ward (formerly Ngo Quyen Ward, Bac Giang City).

Located on Nguyen Van Cu Street, Bac Giang Ward, Bac Ninh Province, the project spans nearly 8,800 square meters. The site is designated for a high-rise residential building with a podium density of 30% and a tower density of 24%. The structure will feature a maximum height of 29 floors above ground and 2 basement levels, accommodating approximately 1,300 residents. The floor area ratio (FAR) is 7.08, with the podium’s construction area exceeding 2,600 square meters.

Previously, the land housed the former headquarters of several provincial and central agencies, including the Provincial People’s Procuracy, the Provincial People’s Court, the Department of Justice, and the Provincial Radio and Television Station. Following their relocation, the provincial government reclassified the land from public use to urban residential use, aiming to optimize the prime central location.

The total investment is projected at over 1.2 trillion VND, with a 50-year operational period from the land allocation date.

The Mixed-Use Commercial Center and Luxury Apartment Complex in Bac Giang Ward boasts a projected investment of over 1.2 trillion VND.

In recent years, Bac Ninh’s real estate market has emerged as a hotspot in Northern Vietnam, attracting major industry players. In early 2025, a subsidiary of Phu My Hung unveiled the Hong Hac – Xuan Lam Urban Area project in the former Thuan Thanh area, valued at nearly 27 trillion VND and spanning approximately 200 hectares.

In mid-September, T&T Group, chaired by Bầu Hiển, proposed the Con Ten Stream New Urban Area and Regional Healthcare and Sports Complex in Bac Ninh Province’s Zone 2, with an estimated investment of nearly 31.642 trillion VND (equivalent to 1.2 billion USD) and a total land area of around 712 hectares.

Previously, the Bac Ninh Provincial People’s Committee approved investor selections for three major projects in Tu Son Ward, totaling nearly 40 trillion VND.

The largest of these is the New Urban Area in Dinh Bang Ward (now part of Tu Son Ward), with an investment of over 16.8 trillion VND. Covering nearly 54 hectares, it will house more than 13,700 residents and is slated for completion within 6.5 years. The winning bidder is Dong Ngàn Investment Company Limited, established in March 2025 and headquartered in Tu Son Ward, specializing in residential construction.

The second project, also in Dinh Bang Ward, spans nearly 53 hectares with an investment of over 9.5 trillion VND. It will accommodate over 5,400 residents and is expected to be completed within 6.5 years. The winning bidder is Phu Dien Construction and Trading Investment JSC.

The third project, a new urban and service area in Khac Niem, Van Duong, and Dai Phuc Wards (now Hap Linh, Nam Son, and Vo Cuong Wards), is developed by Vinh Tuy JSC. Covering over 143 hectares with an investment of nearly 13.6 trillion VND, it will house approximately 11,440 residents and include low-rise housing, social housing, hotels, and commercial services.

In late August, the Bac Ninh Provincial People’s Committee sought approval for another project: the New Urban Area in Pho Moi and Viet Hung Wards, Que Vo Town (now Que Vo Ward). Spanning over 35 hectares and accommodating around 4,720 residents, the project is expected to cost over 2.447 trillion VND. Construction is scheduled from Q4/2025 to Q3/2031, with Thai Son Bac Ha JSC as the project proposer.
