The project site spans over 106.8 hectares, bordered to the north and east by the protective forest of Mount Chứa Chan, and to the west by the mountain’s encircling road and connecting routes to Provincial Road 763.
Of this, more than 92.5 hectares are designated for commercial services, leased by the state via a one-time payment for the entire 50-year rental period through a land-use rights auction. The remaining 14.3 hectares are allocated for non-auction transportation infrastructure, with the auction winner responsible for developing external roads to specified standards and transferring them to local management. The project must be completed within 7 years from the auction approval date.

Bidders must have equity capital of at least 15% of the total project investment, with the remainder sourced through fundraising. The auction follows an ascending bid format, limited to 5 rounds.
The urban and tourism development project at Mount Chứa Chan and Lake Núi Le covers nearly 1,500 hectares. Phase 1 focuses on Mount Chứa Chan’s summit area (107 hectares) and the Lake Núi Le urban complex (over 252 hectares).
Phase 2 involves developing areas surrounding Mount Chứa Chan, totaling nearly 1,100 hectares, including residential zones on the mountain’s eastern, southeastern, southern, western, northwestern, and northern slopes.
For the eco-tourism, resort, and entertainment project in Xuân Lộc commune, regional planning, land-use planning, and integrated project development under the Mount Chứa Chan Master Plan are nearing completion. These efforts enhance transportation infrastructure and foster local socioeconomic connectivity.
On April 19, Đồng Nai Province launched the Mount Chứa Chan eco-tourism, resort, and entertainment project, with an estimated investment of nearly VND 18 trillion. Construction is set to begin in Q4/2025.
Standing at 837 meters, Mount Chứa Chan is Đồng Nai’s highest peak and the second tallest in Southeast Vietnam, after Tây Ninh’s Mount Bà Đen. Its breathtaking natural beauty and rich cultural-spiritual heritage earned it national scenic landmark status in 2012.
