Hanoi Unveils New Development Plans for Prime 11-Hectare Land at 233, 233B, and 235 Nguyen Trai Street

After 11 years of anticipation, Hanoi has officially reclaimed the prime 11-hectare plot at 233, 233B, and 235 Nguyen Trai, paving the way for its transformation into a sprawling urban development by a leading enterprise.

The Hanoi People’s Committee has issued a decision to reclaim over 110,000 square meters of land at 233, 233B, and 235 Nguyen Trai Street, Khuong Dinh Ward, to develop an urban functional area project.

According to the decision issued on October 6, 2025, the total area of the reclaimed land exceeds 110,000 square meters. This includes nearly 44,800 square meters at 233 and 233B Nguyen Trai, currently used as offices, warehouses, and factories by three companies: Unilever Vietnam International Co., Ltd. (approximately 1,600 square meters), Lix Detergent JSC (approximately 11,800 square meters), and Hanoi Soap JSC (over 31,000 square meters).

Additionally, more than 65,300 square meters of land at 235 Nguyen Trai house the headquarters and production facilities of Thang Long Tobacco One Member LLC.

After reclamation, the entire area of over 11 hectares will be allocated by the Hanoi People’s Committee to a consortium comprising Xavinco Real Estate JSC, Thang Long Real Estate Investment and Trading JSC, and Xalivico LLC to develop the urban functional area project at 233, 233B, and 235 Nguyen Trai.

Furthermore, Xavinco has partnered with Lix Detergent JSC to establish Xalivico LLC, tasked with implementing the project on a nearly 12,000-square-meter plot.

The approximately 11-hectare plot is strategically located near Vinhomes Royal City and the upcoming Ring Road 2.5 project. Surrounding the area are several major universities, including the University of Natural Sciences, University of Social Sciences and Humanities, Thuy Loi University, and Trade Union University.

As per the plan, over 52,000 square meters of land will be designated for residential use, accommodating mixed-use developments (commercial, services, and housing). The area will be divided into three plots, each featuring three basement levels. The land allocation for the developer extends until April 22, 2066, while homebuyers will enjoy perpetual land use rights.

The project also includes nearly 17,400 square meters for educational purposes, 4,500 square meters for commercial and public services, over 15,100 square meters for urban commercial and public services, over 9,900 square meters for transportation, and over 11,000 square meters for other public spaces.

Previously, in June 2025, the Hanoi People’s Committee approved adjustments and additions to the 2025 land use plan for Thanh Xuan District, incorporating the urban project at 233, 233B, and 235 Nguyen Trai.

According to the announced information, the project has an estimated total investment of over 11 trillion VND, with a planned population of approximately 46,000 residents. The implementation period spans from 2025 to 2030.

Xavinco Real Estate JSC is the registered developer for the project. Currently, apartment prices in the area range from 85 to 103 million VND per square meter, depending on location, size, and interior finishes.
