The Bac Ninh Provincial People’s Committee has approved the detailed planning task for the new eco-urban area, resort, and entertainment services in Lien Bao and Dai Dong communes (formerly Lien Bao and Hoan Son communes, Tien Du district), with a scale of 1:500.

This is one of the large-scale projects located in the gateway area of western Bac Ninh, connecting to Hanoi. The project’s northern boundary abuts the North-South Eastern Expressway (CT.01); the southern boundary borders the Che Village residential area and the Hoai Thuong Village residential area in Lien Bao commune; the eastern boundary adjoins the Hoai Thuong Village residential area in Lien Bao commune; and the western boundary borders the Mong Village residential area in Dai Dong commune.

According to the decision, the planning research area covers a total area of nearly 92 hectares, including approximately 85 hectares for the detailed urban area and over 7 hectares allocated for transportation routes, schools, and infrastructure connectivity. The expected population is around 18,800 people.

In terms of nature, this will be an eco-residential area combined with a commercial center, modern entertainment services, and synchronized investment in technical and social infrastructure.

The projected functional structure of the urban area will include a commercial center, new residential areas (adjacent houses, shophouses, villas, high-rise apartments), mixed commercial and service areas, public facilities, along with a system of greenery, water features, sports areas, and technical infrastructure.

The planning organization unit is Xuan Cau Investment Joint Stock Company, with the Bac Ninh Department of Construction as the appraisal agency and the Bac Ninh Provincial People’s Committee as the planning approval authority. The detailed planning must be completed within 6 months from the approval date of the planning task.

Previously, in March 2025, the project received investment approval from the Bac Ninh Provincial People’s Committee with a total capital of over 13,680 billion VND, and a projected implementation period of 7 years. By July 2025, the consortium of Xuan Cau Investment Joint Stock Company, Quy Nhon City Real Estate Investment Joint Stock Company, and CityLand officially became the project investors.

Bac Ninh is currently considered one of the largest industrial hubs in the North.

Recently, major real estate developers such as Vingroup, Sun Group, T&T, and Phu My Hung have flocked to Bac Ninh to develop projects. Notably, a Vingroup consortium was approved as the investor for the new urban area in the northwest of Bac Ninh City (Zone 1) with a total capital of approximately 1.5 billion USD.

Additionally, the T&T Group, led by Bầu Hiển, has proposed developing the new urban area of Ngoi Con Ten and a regional healthcare and sports complex in Bac Ninh Province’s Sub-zone 2, with a projected investment of nearly 31,642 billion VND (equivalent to 1.2 billion USD).

Bac Ninh is now recognized as one of the largest industrial hubs in the North, attracting numerous leading FDI corporations in electronics, technology, and semiconductors. Alongside industrial investment, the province is becoming a destination for major real estate developers, with numerous urban areas and industrial-urban-service complexes spanning hundreds of hectares under development.

Bac Ninh’s transportation infrastructure has also seen significant improvements. In late 2024, construction began on Gia Binh Airport, and by May of this year, the Prime Minister approved its upgrade from Class 3C to Class 4E international standards. Additionally, Hanoi has agreed to build a nearly 50 km road, 120 meters wide, connecting Gia Binh Airport to the capital’s center, promising a major boost for trade, logistics, and urban development in the expanded capital region.
