Novaland Delays Repayment of Nearly VND 113 Billion in Bond Principal

Novaland has delayed the repayment of over VND 112.8 billion in principal for the bond issuance NVLH2123007 due to insufficient payment arrangements.

The Hanoi Stock Exchange (HNX) has released an official statement regarding the principal and interest payment status of bonds issued by Nova Group Investment Corporation (Novaland, Stock Code: NVL, HoSE). According to the report, Novaland was scheduled to repay VND 113.4 billion in principal for the bond series NVLH2123007 on October 23, 2025.

However, due to insufficient funds, the company has only managed to repay VND 629 million, leaving an outstanding balance of over VND 112.8 billion. Novaland has stated that negotiations with investors are ongoing to address this payment delay.

The NVLH2123007 bond series, with a total issuance value of VND 137.6 billion, was originally issued on July 23, 2021, with a two-year maturity period. The proceeds from this issuance were allocated to the development of an urban area project in Long Hung Commune, Bien Hoa City (formerly), Dong Nai Province, and other investment initiatives by the company.

In a related development, on October 20, 2025, Novaland repaid only VND 1 billion out of the VND 95.6 billion principal due for the NVLH2123003 bond series. This series, with a total issuance value of VND 220 billion, was issued on April 20, 2021, and also has a two-year maturity. The funds raised were intended for expanding real estate investment activities and land acquisition.

Separately, Mrs. Cao Thi Ngoc Suong, the spouse of Novaland’s Chairman Mr. Bui Thanh Nhon, has registered to sell nearly 17.3 million NVL shares between October 28, 2025, and November 26, 2025. The transaction will be executed via order matching and/or negotiated trading. If successful, her holdings will decrease from 50.5 million shares (2.46%) to approximately 33.3 million shares (1.624% of Novaland’s charter capital).

Additionally, Diamond Properties JSC, an entity affiliated with the Bui Thanh Nhon family, has registered to sell 2.15 million NVL shares to rebalance its investment portfolio. The transaction is expected to take place via order matching and/or negotiated trading from October 17, 2025, to October 31, 2025. Upon completion, Diamond Properties’ holdings will decrease from over 165.4 million shares to nearly 163.3 million shares, reducing its ownership stake from 8.079% to 7.974% of Novaland’s capital.

Meanwhile, Chairman Bui Thanh Nhon currently holds approximately 96.8 million shares, representing a 4.76% stake in Novaland.
