
According to the planning of Metro Line 1 (Ben Thanh – Suoi Tien), Ho Chi Minh City will have 5 buildings directly connected to underground stations, including The Spirit of Saigon, VPBank Tower, Vinhomes Golden River, Marina Central Tower, and Union Square.

Among these, Union Square is the first building to complete its connection to the metro, set to operate from mid-2025. Located at 171 Dong Khoi (Sai Gon Ward, Ho Chi Minh City), it sits within the prestigious “diamond quadrilateral” of Nguyen Hue – Le Loi – Dong Khoi – Le Thanh Ton.

Union Square faces the City Theater and is one of the most valuable properties in Ho Chi Minh City. Its direct connection to the City Theater Metro Station enhances foot traffic and commercial value in the city center.

Notably, it houses luxury brands like Hermès, Dior, and Cartier, making it a premier destination for the elite and an ideal stop for tourists, rivaling luxury malls in Singapore and Hong Kong.

Few know that the building was once owned by billionaire Pham Nhat Vuong, known as Vincom Center A (opened in 2012). Later, it was acquired by VIPD Group (under Van Thinh Phat) in 2013 for nearly 10,000 billion VND. The building was then renamed Union Square and repositioned in the ultra-luxury segment.

According to ConnectLand data, in 2015, rental prices at Union Square reached approximately 3.5 million VND/m²/month (~151 USD/m²/month). By 2024, retail space in District 1’s core area recorded ~240 USD/m²/month, highlighting the building’s prime position in luxury commerce.

Beyond catering to the elite, Union Square is expanding into retail and F&B on the ground floor and basement, increasing service diversity and accessibility for young professionals and tourists.

Inside, the commercial area spans 9 floors above ground and 6 basement levels, equipped with elevators and escalators connecting directly to the metro’s underground passage.

Passengers can walk directly from the City Theater Station into the shopping center without crossing the street.

The metro station’s exits are designed to connect directly to Dong Khoi, Le Loi, Nguyen Hue, and Le Thanh Ton, facilitating easy movement between commercial hubs, offices, hotels, and the central pedestrian street.

The project is part of Ho Chi Minh City’s underground space development plan, linking Ben Thanh Station, City Theater Station, and nearby commercial centers. Once completed, this network will form Vietnam’s first underground commercial city.
