Spanning a vast 1,520 hectares, this urban development is designed to accommodate approximately 65,000 residents. It is envisioned as a modern, integrated city, seamlessly connected to the historic center of Bac Ninh City and its surrounding functional areas.

Strategically located at the southeastern gateway of Bac Ninh City, the project borders National Highway 38 and is a mere 7 kilometers from the city center. Residents will enjoy easy access to major routes including National Highways 1A and 18, Provincial Roads 279 and 278, and the Hanoi-Bac Giang Expressway, as well as Ring Road 4, facilitating seamless travel to Hanoi, Thai Nguyen, Hai Phong, and other key northern economic hubs.

Adjacent to Bac Ninh’s dynamic urban-industrial corridor, the development neighbors prominent residential and industrial zones such as Him Lam Urban Area, Vinhomes Bac Ninh, and the Yen Phong and Que Vo Industrial Parks, home to numerous high-tech conglomerates. With Hanoi’s city center just 30 kilometers away and Noi Bai International Airport 50 kilometers distant, this location is primed for high-quality logistics, commerce, and services.

Designed as a compact urban model, the development is divided into five core functional zones: residential, commercial-service, ecological park, entertainment, and cultural-event center. This layout maximizes land use efficiency while fostering a concentrated, convenient living environment for residents.

The project features a synchronized technical and social infrastructure system, including main roads, public facilities, green spaces, sports areas, and community hubs. Planning emphasizes a balanced development of residential, service, and ecological landscapes.

Covering over 1,500 hectares, the Southeast Bac Ninh Urban Area is approximately three times the size of Hanoi’s former Hoan Kiem District, making it one of the largest urban developments in Northern Vietnam. It is expected to significantly drive urban and socioeconomic growth in the province.

Upon completion, this urban center will emerge as a major hub for residents, commerce, and services, attracting high-caliber residents, strategic investors, and businesses across diverse sectors. It aligns with Bac Ninh Province’s vision for modern, sustainable urban development.

Currently, much of the planned area remains agricultural, with rice paddies and farmland interspersed with small residential clusters. Local residents report limited awareness of the project’s specifics.

Recently, Bac Ninh Province’s leadership met with Mr. Lee Han Joon, CEO of LH Group, to advance investment cooperation and finalize legal procedures for the project. According to Mr. Lee, this marks LH’s inaugural venture in Vietnam. The group has completed a feasibility study and is seeking investment approval, while assembling a team of experts to transform the urban area into a global landmark.

Established in 2010 under the South Korean government, LH Group resulted from the merger of the Korea National Housing Corporation (KNHC) and Korea Land Corporation (KOLAND). As a leading real estate enterprise in South Korea, LH specializes in housing, industrial zones, and smart cities, delivering approximately 120,000 housing units annually. Previously, LH explored investment opportunities in smart cities, industrial zones, and social housing across Vietnam, including in Hung Yen, Hue, and Da Nang.

In June 2023, Bac Ninh Province and LH Group signed a Memorandum of Understanding (MOU) for the development of the Southeast New Urban Area. The agreement outlines joint efforts in research, idea exchange, detailed planning, business planning, and urban issue seminars. The MOU remains effective until a formal investor is selected for the project.

Given its vast scale, strategic location, and involvement of South Korea’s LH Group, the Southeast Bac Ninh Urban Area is poised to become a model for modern urban development in Northern Vietnam. Bac Ninh is currently a real estate hotspot, hosting major projects by Vingroup, Sun Group, T&T, and Phu My Hung, with ambitions to become a centrally governed city by 2030.
