Novaland Reports Q3 Net Loss of VND 1.8 Trillion, Inventory Surges to VND 152 Trillion

On October 28, 2025, Novaland announced its Q3 business results, with consolidated net revenue for the first nine months reaching nearly VND 5.4 trillion.

In the first nine months of 2025, Novaland recorded a consolidated net revenue of VND 5.398 trillion from sales and services. Of this, net sales revenue reached nearly VND 4.956 trillion, a 33% increase compared to the same period last year, attributed to handovers at projects such as NovaWorld Phan Thiet, NovaWorld Ho Tram, Aqua City, Sunrise Riverside, and Palm City.

Net service revenue reached VND 442 billion. Consolidated after-tax profit recorded a loss of VND 1.820 trillion, primarily due to a decline in financial activity revenue.

As of September 30, 2025, the group’s total assets reached nearly VND 239.575 trillion. Inventory was recorded at VND 152.285 trillion—an increase of over VND 2.2 trillion from the beginning of the quarter. Land value and projects under construction accounted for 95.1%, with the remainder comprising completed real estate and properties awaiting handover to customers.

As of September 30, 2025, Novaland’s total debt stood at over VND 64 trillion, including approximately VND 32 trillion in short-term debt. Cash flow remains challenging, and Novaland is actively seeking solutions, including ongoing restructuring negotiations and practical measures to meet obligations, address outstanding issues, and protect investor interests.

In Q3/2025, NovaWorld Phan Thiet accelerated the completion of the Floria 3.6 subdivision. Aqua City saw simultaneous construction across the project, particularly in subdivisions such as Ever Green 2, River Park 2, and Sun Harbor 2.

Nearly 550 units at The Sun Avenue have received land-use rights certificates, with certification efforts accelerating across multiple projects.

Handover activities in the first nine months resulted in 720 actual product deliveries.

Regarding certification in 2025, as of September 30, 1,935 land-use rights certificates have been issued across various projects.

Transportation infrastructure is driving momentum for Novaland’s projects, particularly Aqua City.

Additionally, new investment plans, accelerated construction, and the completion of key transportation infrastructure projects—such as Long Thanh International Airport, Long Hung Bridge (Dong Nai 2 Bridge) with an investment of over VND 11 trillion connecting Ho Chi Minh City and Dong Nai, Bien Hoa – Vung Tau Expressway, Gia Nghia – Bao Loc – Phan Thiet Expressway, and Phan Thiet Airport—will fuel growth for Novaland’s mega urban projects.
