
CK54 Urban Area Project in Pleiku, Gia Lai Province
The People’s Committee of Gia Lai Province has recently approved the auction plan for land use rights to develop the CK54 Urban Area in Pleiku Ward. With an estimated investment of nearly VND 14.4 trillion, the project spans over 200 hectares and is expected to accommodate more than 16,700 residents.
Strategically located adjacent to the planned Pleiku Airport and residential areas along Tran Van Binh Street, the project is also close to the Ia Linh Stream. Pleiku Airport, originally established in 1960 as a military base, transitioned to civilian use in 1992 after serving as a Vietnamese Air Force base post-1975.
The project allocates over 19% of its land for residential purposes, while the remainder is dedicated to technical infrastructure, services, and public spaces. Notable features include a 56-hectare golf course, green parks, hotels, restaurants, a convention center, shopping village, and entertainment areas.
In terms of housing, the project plans to develop 60 single villas, 826 twin villas, 84 golf course villas, and 598 townhouses. Additionally, the successful auction winner will be responsible for developing an 8.4-hectare social housing area, comprising over 3,300 apartments.
The auction is scheduled for Q4/2025, requiring participants to deposit 20% of the land’s starting price. Eligible bidders include organizations and individuals meeting the criteria outlined in the Land Law, Asset Auction Law, Housing Law, Real Estate Business Law, and related regulations.
Previously, on October 11, the Gia Lai Provincial People’s Committee adjusted the project’s investment policy, reducing the total investment from VND 17.2 trillion to VND 14.4 trillion and extending the implementation timeline from 60 to 72 months.
The project is divided into two phases: Phase 1 (24 months) focuses on legal procedures and technical infrastructure, while Phase 2 (48 months) involves constructing commercial housing and service facilities. Sales are expected to commence in the third year.
Following recent mergers, the three largest provinces in Vietnam by area are Lam Dong, Gia Lai, and Dak Lak.
Lam Dong (merged from Lam Dong, Dak Nong, and Binh Thuan) leads with an area exceeding 24,000 km² and a population of 3.8 million. Gia Lai (merged from Gia Lai and Binh Dinh) follows with nearly 22,000 km². Dak Lak (merged from Dak Lak and Phu Yen) ranks third, covering over 18,000 km² and home to 3.3 million residents.
