Prime 110-Hectare Land in Vũng Tàu’s Heart: Sun Group’s Next Big Target

Once earmarked for a $1.3 billion urban development project, this prime location stands as a rare opportunity in an increasingly crowded market.

Following its merger with Ho Chi Minh City, Vung Tau’s real estate market has experienced a vibrant surge, with property prices remaining significantly lower than in the city center. Additionally, a sharp increase in tourism over the past two years has further fueled demand for real estate. As a result, numerous large-scale projects such as Blanca City, Sunshine Bay Retreat Vung Tau, and Solina Vung Tau have recently commenced. Pictured is the Blanca City project by Sun Group.

Vung Tau’s land resources are increasingly scarce, pushing new developments further from the city center. However, near Cat Lo Port, approximately 5 km from Thuy Van Beach, lies a 110-hectare plot known as the Cu Lao Ben Dinh semi-submerged area.

Since 2023, Vung Tau has been seeking a 30 trillion VND investment to develop a modern urban service area with mixed-use functions, including residential, commercial, and office spaces.

In August of this year, the 1/500 scale plan for this urban area was approved, with a maximum construction density of 26.85% and buildings reaching up to 11 stories (with potential for 2-3 basement levels). The urban space is divided into five zones: central area, social infrastructure, green parks, low-rise residential, tourism and entertainment services, and social housing. The expected population for Cu Lao Ben Dinh is around 11,000 residents.

Recently, Sun Group proposed developing this area into a multifunctional urban center, incorporating commercial, service, tourism, and high-end residential activities.

This proposal follows the commencement of the 37 trillion VND Blanca City project and the donation of the 155 billion VND Tam Thang Tower landmark. These initiatives underscore Sun Group’s long-term commitment to Vung Tau.

Currently, the site remains a mix of saline water, abandoned shrimp ponds, eroded embankments, and overgrown vegetation, with scattered watchtowers and old wooden structures. Only a few households reside here, primarily engaged in small-scale fishing. Residents report being aware of the development plans but remain uncertain about relocation timelines.

The area is accessible only via narrow, eroded dirt paths, suitable mainly for motorcycles and pedestrians. During the rainy season, deep flooding severely hampers movement. No bridges currently connect the area to the mainland, leaving residents dependent on boats for transportation.

The average elevation of the area is just 0.6 to 1 meter above sea level. According to consulting firms, ensuring a stable foundation will require sand pumping and geological reinforcement, a process expected to take at least 12 months.

The master plan includes a bridge across the Ben Dinh canal, directly connecting to the expanded Nguyen Tat Thanh road. Upon completion, travel time from this area to Vung Tau’s city center is expected to be just 15 minutes. This improved connectivity could significantly boost land values, mirroring the rapid appreciation seen in Thu Thiem following the opening of Thu Thiem 2 Bridge.

In terms of location and scale, Cu Lao Ben Dinh surpasses even Blanca City, currently Vung Tau’s largest project. Additionally, it is closer to the city center.
