Sun Group’s $740 Million, 230-Hectare Mega-Project in Vietnam’s “Land of Agarwood and Sea Cucumber” Accelerates Land Clearance

The Nha Trang Mixed-Use Urban Area project is poised to become the architectural emblem of the “land of agarwood and sea of swiftlets,” redefining urban elegance in this coastal gem.

Recently, the leadership of Khanh Hoa province inspected the progress of land clearance for the implementation of the Nha Trang City Mixed-Use Urban Area Project, as reported by Khanh Hoa Newspaper.

According to the report from the People’s Committee of Nam Nha Trang Ward, the project requires the reclamation of over 226.7 hectares with 1,649 land plots. To date, the ward has completed surveying and mapping; inventory of more than 113 hectares with 208 plots; verification of land origins for over 73.5 hectares with 120 plots, including the posting of compensation plans for 118 plots; approval of compensation plans for 67 plots, with an additional 77 cases involving 89 plots expected to be approved before November 15; and handover of 61 plots from 54 cases…

The locality has handed over the first phase of approximately 30.4 hectares to the investor and plans to complete the second phase before November 15. However, the land clearance process is currently facing challenges related to surveying, land origin verification, compensation policies, resettlement support, land compensation prices, and resettlement land funds…

Chairman of the Provincial People’s Committee Nguyen Khac Toan concluded that the Nha Trang City Mixed-Use Urban Area Project is one of the province’s key projects, designated as a world-class riverside and seaside urban area. It aims to create an architectural highlight and contribute to the province’s socio-economic development.

To ensure project timelines, Chairman Nguyen Khac Toan directed the People’s Committee of Nam Nha Trang Ward to expedite the inventory, verification of land origins, issuance of land origin certificates for 88 plots, and preparation, appraisal, and submission for approval of 77 cases with 89 plots before November 15.

The ward must review and decisively address cases without legal land documents, handwritten land transfer agreements, and riverbank encroachment in the project area. It should also consider and enforce land recovery in accordance with the law for non-compliant, uncooperative, or resistant cases.

Additionally, the ward should strengthen advocacy and dialogue with affected households, develop detailed compensation and land clearance plans with clear weekly and monthly tasks, and collaborate with the investor to gather public input on land compensation prices and resettlement needs for a fair compensation plan…

The Department of Home Affairs will advise the Provincial People’s Committee on providing additional personnel to the People’s Committee of Nam Nha Trang Ward to accelerate land clearance. The Department of Agriculture and Environment will address boundary overlaps between the Nha Trang City Mixed-Use Urban Area Project and other projects and reassess resettlement needs for affected residents to allocate suitable land funds…

In February 2025, the Khanh Hoa Provincial People’s Committee approved the selection of investors for the Nha Trang City Mixed-Use Urban Area Project. The consortium of Ha Long Sunlight Limited Liability Company (Sun Group) and Asean Ha Long Tourism Joint Stock Company was chosen as the main investor.

The project, covering over 226 hectares in Vinh Thai Commune and Phuoc Long Ward (Nha Trang City), has a total investment of more than VND 17,330 billion.

On August 19, Sun Group commenced construction. The project is divided into three main zones. Zone 1, the “Smart Eco-Urban Peninsula,” spans over 68 hectares. Zone 2, the “International Entertainment Park Island,” covers approximately 51 hectares, including a theme park and public park.

Zone 3, “Paradise Island,” exceeds 44 hectares and features an exclusive residential area designed for high-end resort living, inspired by Champa architecture. The project is expected to become a new focal point in Khanh Hoa’s urban and tourism planning.

Speaking at the groundbreaking ceremony, Mr. Dang Minh Truong, Chairman of Sun Group’s Board of Directors, emphasized, “As Sun Group’s first venture in Khanh Hoa, we are committed to delivering quality and beauty, creating a new multi-experience tourism ecosystem encompassing culture, entertainment, accommodation, and nightlife.
