The Pivotal Moment Before the Growth Wave
Following the regional planning milestone, while the former Binh Duong was regarded as the “industrial hub” at the northern gateway of Ho Chi Minh City, Ba Ria – Vung Tau is gradually establishing itself as the “urban sea hub” in the south—a convergence of industry, seaports, and tourism. After years of expansive development, this region is entering a phase of comprehensive restructuring, synergizing with the rise of the expanded Ho Chi Minh City metropolis.
Among the drivers of Ba Ria – Vung Tau’s development, transportation infrastructure is taking the lead. According to the 2025 public investment plan, the southern region is receiving the most capital, with Ho Chi Minh City, Binh Duong, and Ba Ria – Vung Tau among the top five localities, totaling 143,224 billion VND.
The Bien Hoa – Vung Tau Expressway spans nearly 54km with 4-6 lanes.
From planning to reality, the Bien Hoa – Vung Tau Expressway is set to be completed and open for technical traffic on schedule by December 19th. This route will reduce travel time from central Ho Chi Minh City to Ba Ria – Vung Tau from 2 hours to just over 1 hour, significantly easing congestion on National Highway 51.
While National Highway 51 serves as the industrial development axis, the Bien Hoa – Vung Tau Expressway is now positioned as the sea tourism and resort axis, unlocking new development spaces for the coastal city.
Notably, Long Thanh International Airport is also expected to welcome its first technical flight on December 19, 2025, and commence commercial operations in the first half of 2026, completing the region’s land, air, and sea transportation network.
According to experts, connectivity infrastructure not only drives regional development but also serves as a powerful psychological catalyst, unlocking the potential of the real estate market. In fact, Batdongsan.com.vn statistics show that interest in Ba Ria – Vung Tau real estate in September nearly doubled (98%) compared to the beginning of the year.
“Observably, behind the surge in interest is the restructuring of investment capital, with the participation of northern investors—who are adept at spotting potential markets by following public investment flows. Meanwhile, for southerners, Vung Tau is increasingly becoming an ideal coastal living space, meeting all needs for investment, residence, work, resort, and entertainment,” shared Ms. N.T.Diu from the BHS Research and Development Department.
Here, Gold Coast Vung Tau is seen as a pioneering milestone, initiating the vision of a new-generation coastal urban development and laying the foundation for the transformation of the Ba Ria – Vung Tau real estate market.
Gold Coast Vung Tau – Living in Cinematic Frames of Nature
The transformation of Ba Ria – Vung Tau is driving the development of multi-functional coastal cities. Moving beyond being a “weekend getaway” for Ho Chi Minh City residents, Vung Tau is evolving into an international-standard service, commerce, and accommodation hub, centered around the mega-city Gold Coast Vung Tau.
The project stretches along the 68m Mega Boulevard, directly connecting to the Bien Hoa – Vung Tau Expressway, facilitating easy access to Long Thanh Airport, the Cai Mep Thi Vai deep-water port cluster—one of Vietnam’s most modern—and major industrial zones in the region.
Furthermore, located at the intersection of the Bien Hoa – Vung Tau Expressway and QL55—the gateway welcoming over 16 million visitors annually (as of 2024) to Vung Tau—Gold Coast Vung Tau holds a strategic position, likened to the “Mega Gate,” the gateway to the ocean for southern tourism flows.
Gold Coast Vung Tau is situated at the Mega Gate super gateway.
With a scale of 1,300 hectares (equivalent to two-thirds of Thu Thiem), Gold Coast Vung Tau is planned to become an Ecosystem—a multi-layered, multi-functional living environment where all boulevards, amenities, and natural landscapes operate as a complete city.
On this foundation, the Mega Living philosophy—living large in large spaces—is developed based on 11 “Mega” symbols. Here, major trade, commerce, shopping, and entertainment hubs converge: Mega Universe (a 1,300-hectare large-scale ecosystem), Mega Boulevard (a global commercial avenue), Mega Global Hub (an 85-hectare pioneering outlet center in Vietnam), and Mega Sport Complex (a 36-hectare sea sports and events complex).
Additionally, residents can immerse themselves in nature with Mega Green & Mega Blue (150 hectares of greenery and 300 hectares of water bodies meeting WHO green urban standards), Mega Park Complex (10 themed parks), Mega Legacy (a salt heritage journey incorporating a century-old salt-making craft into spa treatments), and become part of the Mega Community—an international community and new Ho Chi Minh City residents.
Gold Coast Vung Tau defines the Eco-Cinematic Living standard.
In essence, Ba Ria – Vung Tau is emerging as the southern growth pole, where connectivity infrastructure opens vast development opportunities, attracting investment waves and population shifts. Where land meets sea, Gold Coast Vung Tau not only crafts a unique living landscape between nature and urbanity but also becomes a prosperous destination (Mega Vision)—where scale meets emotion, and living value aligns with investment value.
