
The former Me Linh district holds significant potential due to its proximity to Noi Bai Airport and its connection to the city center via Thang Long Bridge. However, land prices remain relatively low, at around 40-50 million VND per square meter, due to inadequate infrastructure and the lack of involvement from major developers in creating large-scale urban areas.

These challenges are gradually being addressed with the construction of Ring Road 4, Hong Ha Bridge, and Thuong Cat Bridge, promising easier connectivity to Hanoi’s city center. A significant development is Sun Group’s involvement in the high-end Me Linh Urban Area project, also known as Sun Me Linh.

Spanning 205 hectares, the Me Linh Urban Area is larger than the new Hoan Kiem district (191 hectares). It is designed to accommodate approximately 21,000 residents. Located in Quang Minh commune, the project is 8 km from Noi Bai Airport and nearly 30 km from Hanoi’s city center. The former Me Linh district organized a bidding process for investors in April. By July, Sun Group was officially awarded the contract, and by October, the detailed 1/500 planning was approved.

Currently, accessing the project is challenging due to the narrow roads 23 and 35 leading to Thang Long Bridge. However, future infrastructure, including Ring Road 4, Hong Ha Bridge, Thuong Cat Bridge, and metro lines 7 and 9, will significantly reduce travel time between Sun Me Linh and Hanoi’s city center.

The project follows an “all-in-one” model, creating a comprehensive living ecosystem with full amenities for commerce, education, healthcare, and entertainment within the community. Of the total 205 hectares, approximately 70 hectares are allocated for residential areas, including townhouses, villas, and high-rise apartments. The remaining 130 hectares are dedicated to transportation, technical infrastructure, green spaces, public facilities, and social amenities.

A standout feature of the project is the flower museum and exhibition center, transforming the area into a “miniature flower kingdom.” This not only enhances resident experiences but also leverages the local flower-growing culture and strengths of Me Linh, a renowned flower-producing region.

Additionally, the urban area allocates nearly 53 hectares (approximately 25% of the total area) for internal transportation infrastructure. The developer plans to build a wastewater treatment plant, parking facilities, and public amenities such as schools, polyclinics, sports fields, and a farmers’ market, ensuring a modern, synchronized, and convenient infrastructure system for residents.

Currently, most of the project area consists of flower fields and agricultural land.

Local residents have been informed about the project. Recently, the developer held a dialogue regarding compensation and support plans, offering approximately 930,000 VND per square meter. However, many households are awaiting specific implementation steps and official information from authorities.

One of Sun Me Linh’s strengths is its proximity to industrial zones and large factories, home to tens of thousands of entrepreneurs, experts, engineers, and workers. This creates genuine housing demand, contributing to the urban area’s future occupancy.
