The Bac Ninh Provincial Electronic Information Portal has announced the approval of the investment policy for the Social Housing Project in Zone 8, Sub-zone 2, Bac Giang Ward, Bac Ninh Province.
According to the decision, the Social Housing Project in Zone 8, Sub-zone 2, Bac Giang Ward, Bac Ninh Province, is developed by VT Group Bac Giang Joint Stock Company.
The total estimated investment for the project is over 537 billion VND, including 134 billion VND in equity and approximately 403 billion VND in loans and other legal capital mobilization. This total investment is preliminary and does not include land use fees or land rental costs.
The project covers an area of approximately 0.37 hectares. The construction components within the project area include: a high-rise social housing apartment building, traffic infrastructure, and external technical infrastructure (courtyards, internal roads, and landscaping) within the project’s boundaries, ensuring completeness and synchronization.
Specifically, the social housing building will have 20 above-ground floors and 1 basement level, with a total construction area of approximately 2,202 m² and a total floor area of about 41,104 m² (including common living spaces and parking basement). Additionally, the project includes approximately 4,294 m² of floor area for commercial and service purposes.
The project is expected to provide around 321 apartments, ranging from 25 to 77 m². The basement will be designed for parking and technical facilities; the first, second, and third floors will serve commercial and service purposes; and floors 4 through 20 will house the residential apartments. The project will accommodate approximately 668 residents.
The project’s operational period is 50 years from the date the investor receives approval from the competent state authority for the investment policy and land allocation.

Bac Ninh Province is recognized as one of the leading localities in Vietnam for social housing development. In addition to the Social Housing Project in Zone 8, Sub-zone 2, Bac Giang Ward, the province has recently approved several other social housing projects, including the Social Housing Project in Phuong Lieu Ward, the Social Housing Project in the New Urban Area East of Vo Town, the Social Housing Project in Tien Phong Ward, and the Social Housing Project in Tan Tien Ward.
According to a report by the Bac Ninh Provincial People’s Committee on social housing development, as of now, Bac Ninh has initiated 90 social housing projects, with 13 new projects launched in 2025.
The total land area allocated for social housing is approximately 311.18 hectares, with a construction scale of over 10.36 million m², expected to provide around 127,066 apartments upon completion. During the 2022–2025 period, the province has delivered approximately 25,000 apartments, significantly contributing to housing security for residents.
In the first nine months of the year, Bac Ninh completed 12,649 social housing apartments, equivalent to about 80% of the 2025 target set by the Prime Minister (15,920 apartments).
With three projects under construction scheduled to deliver an additional 3,636 apartments in the last three months of 2025, Bac Ninh is expected to meet its annual target.
In 2026, according to the government’s decision, Bac Ninh is tasked with completing 17,873 social housing apartments. However, the Provincial People’s Committee has agreed with the Ministry of Construction to register for 20,000 apartments, exceeding the target by over 2,000 units.
As of October 2025, Bac Ninh has 22 social housing projects eligible for sale. The prices of these projects range from 6,985,000 to 17,300,000 VND/m².
The lowest price is for the Low-Income Housing Project on Le Thai To Street and Vo Cuong Street in Bac Ninh City, developed by Cat Tuong Joint Stock Company, at 6,985,000 VND/m².
The highest price is for the Social Housing Project for workers in Quang Chau Commune, Viet Yen District, Bac Giang (formerly), developed by Vega Joint Stock Company, at 17,300,000 VND/m².
