Who’s Behind the Tallest 2-Story Logistics Industrial Complex in Northern Vietnam?

With a total floor area exceeding 139,000 m² and a floor-to-floor height of 12.5 meters, this two-story logistics complex stands as the tallest of its kind in Northern Vietnam to date.

Last month, the LŌ-GOI Yen Phong Industrial & Logistics Complex in Yen Phong II-A Industrial Park, Bac Ninh Province, developed by LŌ-GOI Group, was inaugurated. The complex is located just 17 km from Noi Bai International Airport and 32 km from Hanoi’s city center.

LŌ-GOI Group is a leading developer and operator of industrial and logistics real estate across the Asia-Pacific region, with over $1 billion in assets under management.

In Vietnam, alongside the Bac Ninh project, the group manages a 13-hectare complex in Hung Yen and additional facilities in Ho Chi Minh City.

According to the company’s website, Coteccons served as the Design & Build contractor, successfully completing and handing over the project.

The Yen Phong complex boasts a total built-up area of over 139,000 m², with each floor standing at 12.5 meters high, accommodating shelving systems up to 10.5 meters tall. It is currently the tallest two-story logistics complex in Northern Vietnam.

These specifications presented significant technical challenges for the construction team, particularly in implementing automation and optimizing operational efficiency.

To meet the client’s requirements, Coteccons implemented innovative solutions, including dedicated ramps allowing trucks and containers direct access to the second floor for loading and unloading.

Additionally, the warehouse floor was engineered to support a load capacity of 3 tons/m², with precision in flatness and rigidity to optimize automated robotic operations.

Coteccons completed the entire project in just over 15 months, delivering a facility certified LEED Gold for sustainability.
