Gilimex Bac Ninh Industrial Zone LLC (Gilimex Bac Ninh IZ) has announced the Environmental Impact Assessment (EIA) report for the investment project in constructing and operating the infrastructure of Thuan Thanh III Industrial Zone (IZ) – Zone C.
The 196-hectare project, located in Thuan Thanh and Tri Qua wards, was approved by the Bac Ninh Provincial People’s Committee on April 28, 2025. It is bordered to the north by Provincial Road 282B, to the south by Thuan Thanh III IZ – Zone B, and to the east and west by existing agricultural land and Provincial Road 276. The project is expected to attract nearly 20,000 workers.
This multi-sector industrial zone prioritizes high-tech, eco-friendly, and smart technology projects, along with supporting industries. It will not accept projects with potential environmental pollution risks.

The current land status is primarily agricultural, with ponds, canals, and ditches concentrated in the northeast, and an existing cemetery of approximately 1 hectare in the north.

The total investment capital exceeds VND 1,986 billion, with VND 300 billion (over 15%) contributed in cash by the investor (fully paid). The remaining funds will be mobilized. Construction and implementation are expected to be completed within 30 months from the land handover by the state.
Established in March 2025, Gilimex Bac Ninh IZ is a subsidiary of Binh Thanh Import-Export Production and Trading JSC (Gilimex, HOSE: GIL), holding 90% of the capital.
Founded in 1982, Gilimex primarily operates in the production and export of household textile products. In recent years, the company has expanded into industrial zone real estate.
Currently, the company is developing the Phu Bai 4 IZ (Hue City) with an area of nearly 461 hectares and a total investment of VND 2,614 billion, along with the Gilimex Vinh Long IZ, covering approximately 400 hectares in Tan Qui Commune, Vinh Long Province.
Earlier this year, Gilimex received approval for the Nghia Hung IZ project, spanning nearly 149 hectares in Lang Giang District, Bac Giang Province (now in Tien Luc Commune, Bac Ninh Province), with an investment of VND 2,200 billion. The project is currently in the land clearance phase.
Despite its expansion into new sectors, Gilimex’s business performance has been lackluster, reporting a record loss of over VND 100 billion in the first nine months of 2025, the deepest loss since its establishment.
The company attributed the loss to increased operating costs in the industrial zone real estate segment, as it accelerated infrastructure construction to hand over to secondary investors, significantly reducing consolidated profits.
GIL began recognizing revenue from the IZ segment in Q4/2023, with nearly VND 15 billion, accounting for approximately 2% of total revenue. In Q3 this year, the segment generated over VND 15 billion, representing nearly 8% of total revenue.
