In major Vietnamese cities, particularly Ho Chi Minh City, green and sustainable living is no longer a trendy slogan but a mandatory criterion for urban development. Experts predict that by 2025, sustainability will become the standard for valuation and development among many investors.

At the Vietnam Green Real Estate Conference 2025 held on November 13th by the Vietnam Green Building Council (VGBC) in collaboration with the Global Real Estate Sustainability Benchmark (GRESB), Trey Archer, GRESB’s Business Development Director, emphasized that green buildings not only reduce environmental impact but also deliver significant economic benefits. These include a 30% reduction in energy costs, 20-25% savings in water usage, and a 5.5% decrease in greenhouse gas emissions. Green-certified properties are typically priced 5-10% higher, and tenants are willing to pay 7-15% more in rent.

CBRE Vietnam reports that in Ho Chi Minh City, green-certified buildings command rental prices 6-7% higher and achieve occupancy rates 4-6% greater than conventional structures. Notably, 80% of new tenants in Ho Chi Minh City and Hanoi prioritize green buildings, reflecting a market-driven shift rather than mere awareness.

A Q4 2024 survey by Batdongsan.com.vn reveals that 86% of Vietnamese are interested in green real estate, and 94% are willing to pay more for sustainable living spaces. Practical benefits include a 3.3-3.9°C reduction in ambient temperature when green areas cover 20-50% of urban space, and a 17-57% decrease in air conditioning energy use with a 25% increase in vegetation. Trees can absorb 40-50% of solar radiation and reduce fine dust by 30-60% in high-rise areas, making “green living” a practical eco-health solution for urban residents.

Market interest has spurred investment in green projects. By 2024, Vietnam had 559 green-certified buildings, far exceeding the target of 80 by 2025 and 150 by 2030 set in Decision 280/QĐ-TTg. Specifically, 13.6 million square meters of construction area, 31,384 apartments, and 3,234 individual homes have achieved green certification.

In residential segments, particularly high-density apartments, green spaces and water features are crucial. They improve drainage, water quality, groundwater reserves, and flood prevention. Additionally, trees can reduce household energy costs by 20-25% annually through natural climate regulation.

Batdongsan.com.vn’s report highlights that projects with extensive green spaces are highly attractive. Some new urban developments boast up to 70% green and water areas, setting new living standards for suburban residents.

Vinhomes leads in developing fully-equipped urban areas with large parks, lakes, and artificial beaches to diversify resident experiences. While earlier Sun Group projects focused on luxury design and high-quality construction, they lacked emphasis on landscape amenities and green spaces. However, Sun Urban Ha Nam marks a strategic shift, prioritizing green living and scenic amenities. Thanh Xuan Valley also integrates natural terrain into its architectural design.

Lee Leong Seng, Director of Real Estate Development at Keppel Vietnam, cited The Infiniti project, which uses CO2-mineralized concrete, eliminating 1,135 tons of CO2—equivalent to planting 18,800 trees over 10 years. The project achieved green certification, with 99% of units booked on launch day.

Experts identify two main trends: all-in-one integrated cities minimizing travel needs, and resort-style green cities emphasizing nature, low density, and resident health.

In Ho Chi Minh City, the green trend is evident in new apartment projects. While many inner-city areas face infrastructure and density challenges, the East, with its ample land and new planning, attracts projects embracing “green, healthy living.” TT AVIO by a Japanese joint venture prioritizes natural landscapes, with 40% construction density and the remainder dedicated to greenery, water features, and amenities for young, environmentally conscious residents. The project features 89 balanced amenities, including multi-generational parks, rooftop meditation gardens, and mineral pools, enhancing mental well-being.

Green, smart, and safe real estate development with integrated amenities is becoming the preferred choice for developers and consumers. Resident health and long-term project value are prioritized over traditional high-density models.

With shifting perceptions and demands, green buildings will drive positive growth in real estate. The 2025-2030 period is expected to establish green urban models as the standard for modern Vietnamese cities.
