Unveiling the First Social Housing Project Adjacent to the $16 Billion Mega Development: Pre-Launch Sale Announced with a Shockingly Affordable Price

The Department of Construction of Dong Nai has just announced the selling price of the first social housing project located near Long Thanh Airport. This is considered a notable affordable housing supply in the context of the area entering a population boom and a sharp increase in housing demand.

According to the newly released information, 628 social housing apartments in the Planned Residential Area Project in Long Thanh commune have been priced at an average of over 21.6 million VND/m² across 4 blocks. Block E has the highest price at nearly 21.7 million VND/m², while Block F has the lowest at over 20.9 million VND/m². These prices include VAT but exclude maintenance fees and common area management fees.

The project is developed by Long Thanh Riverside JSC on a 2.5-hectare plot, comprising 4 seven-story apartment blocks. The beneficiaries are expected to include workers from industrial zones, civil servants, and local residents with limited financial capabilities. The Department of Construction anticipates a surge in registration applications once the airport becomes operational.

According to the plan, by December, the first two blocks, equivalent to over 300 apartments, are expected to be topped out. The remaining two blocks will be completed in Q1/2026. The developer is currently accepting purchase applications until December 15.

The project’s appeal largely stems from the progress of the Long Thanh International Airport, a national key infrastructure project with a total investment of nearly 336.630 trillion VND (16 billion USD). The airport is under peak construction to be substantially completed by the end of 2025 and begin operations in 2026. Once fully operational, it is designed to serve 100 million passengers and 5 million tons of cargo annually; the first phase will handle 25 million passengers per year.

With the current pace of development, Long Thanh is projected to become a focal point for residential and industrial-service growth during 2024–2026. The influx of labor has made affordable housing and social housing a pressing need, prompting local authorities and businesses to increase supply immediately.

According to the Airports Corporation of Vietnam (ACV), numerous large and critical equipment for the passenger terminal have been transported to the site, installed, and many are now fully operational.

Key components such as the air traffic control tower, passenger terminal, and runways are also being expedited. Moving forward, units will focus resources on completing priority items and accelerating equipment installation in preparation for the historic date of December 19.
