Luxury Apartments in Ho Chi Minh City Center Surge in Price, Rumors of Ultra-Luxury Units Reaching $30,000/m²

Over the past decade, apartment prices in Ho Chi Minh City's central districts have tripled, with current primary market rates ranging from 200 to 500 million VND per square meter. The market has also seen the emergence of ultra-luxury apartments priced at nearly 700 million VND per square meter.

VND 18 Billion for a One-Bedroom Apartment: A Snapshot of Ho Chi Minh City’s Luxury Real Estate Market

Located in the heart of the city, where convenience and amenities abound, apartments in Ho Chi Minh City’s central districts command some of the highest prices in the market.

Due to the urban nature of these areas, with limited green spaces, developers focus on premium in-house amenities and high-quality living spaces. Buyers in these projects typically belong to the upper-middle to high-income bracket.

A recent survey revealed that the most expensive apartments in Ho Chi Minh City are concentrated in four wards of the former District 1.

Years after its handover, apartments at The MarQ in Tan Dinh Ward continue to see price increases. Initially priced at VND 140-150 million per square meter, prices rose by VND 20-30 million per square meter upon handover.

Mr. Minh Hoàng, a real estate agent, notes a 10-12% price increase compared to last year. Current prices range from VND 185-230 million per square meter, depending on the unit.

“Rental prices are also high. A 50 sqm unit can fetch VND 25 million per month. A three-bedroom unit over 100 sqm is listed at VND 21 billion,” he shares.

Similarly, units at Vinhomes Golden River have experienced substantial price hikes. Initially priced at VND 70-150 million per square meter, they now trade at VND 180-250 million per square meter, with some reaching VND 280 million per square meter.

Amid limited supply and a prime central location, Lancaster Legacy Nguyen Trai apartments are priced near VND 300 million per square meter.

Agent Phan Trung reports prices rising from VND 230 million per square meter last year to nearly VND 280 million per square meter. A 105 sqm three-bedroom unit is listed at nearly VND 30 billion.

He notes that some units in Tower B, depending on orientation and interior design, exceed VND 300 million per square meter.

Grand Marina Saigon, with its prime location, boasts prices ranging from VND 350-600 million per square meter.

A 50 sqm one-bedroom unit costs around VND 18 billion, while three- to four-bedroom units reach VND 80-90 billion. Dual-key units are even more expensive.

Rumors of Ultra-Luxury Apartments at Nearly VND 700 Million per Square Meter

Following Saigon Glory LLC’s repayment of VND 10 trillion in bonds, its Spirit of Saigon complex opposite Ben Thanh Market may be revived.

This “super” project features two towers of 48 and 55 floors, including luxury apartments, services, and a hotel. After multiple ownership changes, Masterise Homes now leads development.

Though the restart date is unconfirmed, agents are already listing units at nearly VND 700 million per square meter.

In 2020, rumored prices reached VND 460-570 million per square meter, but construction never began, leaving these figures speculative.

At the November 18th Ho Chi Minh City Real Estate Forum, Nguyen Quoc Anh, Deputy General Director of Batdongsan.com.vn, noted that all central real estate segments have risen over the past decade. Land prices led with a 4.8-fold increase.

Apartment prices tripled. In 2015, central apartments averaged VND 30 million per square meter; now, they exceed VND 90 million per square meter, outpacing landed property increases of 2.3-2.7 times.

Quoc Anh estimates primary market prices at VND 200-500 million per square meter, growing 10-30% annually.
