In a recent media confirmation, renowned Vietnamese singer Dam Vinh Hung announced the successful sale of his luxury villa in Ho Chi Minh City at his desired price.

Additionally, the singer shared that the new owner has graciously allowed him to reside in the villa until the end of the Lunar New Year in 2026 while he searches for a new home. The reason for selling this sentimental property is attributed to personal matters.

Dam Vinh Hung’s villa is widely recognized for its extravagant Christmas decorations, which vary in theme each year. This festive display has made the property a local landmark, attracting numerous visitors eager to capture memorable photos.

Located at the intersection of That Son and Huong Giang streets in Hoa Hung Ward (formerly Ward 15, District 10), the villa is part of the Bac Hai Residential Area and boasts two street frontages.

The villa spans a basement and five floors, features a swimming pool, and sits on a total land area of 378.06 square meters. Several months ago, it was listed for sale at 115 billion VND, equivalent to 304 million VND per square meter.

The Bac Hai Residential Area, established before 1975, was originally named “Quan Su” (Military Affairs) before being renamed “Bac Hai” in 1969, a name that has since become synonymous with the area.

Designed in a grid-like pattern, the area features parallel and perpendicular streets. The horizontal streets are named after mountains (e.g., Truong Son, Ba Vi, Tam Dao), while the vertical streets bear the names of rivers (e.g., Cuu Long, Dong Nai, Huong Giang).

Post-1975, the Bac Hai Residential Area evolved into a bustling neighborhood with a higher population density. Numerous shops and cafes with lush, airy spaces have emerged, adding to the area’s charm.

Known for its security, tranquility, and proximity to Ho Chi Minh City’s center, properties in the Bac Hai Residential Area are among the most expensive. The area primarily consists of townhouses ranging from one to five stories.

According to Le Xuan Hai, a real estate agent specializing in the Bac Hai area, property prices here range from 150 to 300 million VND per square meter, depending on location and construction scale. Compared to the end of last year, prices have increased by 10-15%.

Hai is currently marketing a five-story townhouse on Bac Hai Street with a land area of 140 square meters. Currently rented out at 62 million VND per month, the owner is asking for 28.5 billion VND, or 203 million VND per square meter.

“Another property, also on Bac Hai Street, has a land area of 130 square meters and is rented for 90 million VND monthly. Due to urgent financial needs, the owner is selling it for 30 billion VND, or 230 million VND per square meter,” Hai added.

Some properties, despite their smaller land areas, command higher prices due to their dual frontage on major roads, making them ideal for shops or offices. For instance, a 90-square-meter townhouse at the intersection of Bac Hai and Chau Thoi streets is priced at 35 billion VND, or 388 million VND per square meter.
