Decision No. 5694/ QĐ-UBND, issued on November 18, 2025, by the Hanoi People’s Committee, clearly states: Approval of the adjusted investment policy for the Low-Rise Housing and Resettlement Housing Combined with Commercial Area Project at PT1 and part of PT2 (commercially known as Hanoi Melody Residences – PV) in the New Urban Area Southwest of Linh Dam Lake, Hoang Liet Ward, Hoang Mai District (now under Hoang Liet Ward), as approved in Decision No. 4139/QĐ-UBND dated July 29, 2016, and Decision No. 1770/QĐ-UBND dated March 17, 2017, by the Hanoi People’s Committee.

Accordingly, the investment scale is adjusted as follows: the NO-01 resettlement housing building has a total floor area of 55,712 m², including approximately 3,796 m² for commercial services, 8,262 m² for parking basements, and 43,654 m² for residential space. The NO-02, NO-03, and NO-04 commercial housing buildings each have a total floor area of approximately 83,026 m², including around 4,924 m² for commercial services, 11,664 m² for parking basements, and 66,474 m² for residential space. The total floor area for low-rise housing structures is approximately 32,599 m². The project is scheduled for completion by Q1/2027.

With the completion of the adjusted investment policy, Hanoi Melody Residences has officially achieved 100% legal compliance, ensuring comprehensive rights for customers.

Previously, on February 25, 2025, the Hanoi People’s Committee issued Land Use Right and Ownership Certificates for the project’s land plots. Specifically, for the PT1 area in the New Urban Area Southwest of Linh Dam Lake (former Hoang Mai District): Plot No. 150 at NO4 received Certificate No. CT193; Plot No. 152 at NO3 received Certificate No. CT195; and Plot No. 5 at NO2 received Certificate No. CT196. These certificates were issued under Decision No. 6112/QĐ-UBND dated August 30, 2017, by the Hanoi People’s Committee.

Hanoi Melody Residences has also fulfilled all financial obligations and strictly adhered to planning and construction regulations.
