The Hanoi Department of Construction has recently announced details about two social housing projects, CT-05 and CT-06, located in the new urban area of Thanh Lam – Dai Thinh 2, Quang Minh Commune, Me Linh District (formerly), approximately 30 km north of the capital’s center.
According to the Department, the investor, Housing and Urban Development Corporation (HUD), is progressing on schedule, with the project expected to be completed and handed over by Q4/2026. Residents can submit purchase applications starting December.
The development comprises two 6-story buildings, CT-05 and CT-06, with a total floor area exceeding 15,400 m². Each building offers 89 units for sale and 33 for rent, catering to diverse housing needs.
This project will be the most affordable housing option soon available in Hanoi. In CT-05, prices start at approximately VND 14.88 million/m² (including VAT and maintenance fees), with the smallest unit (over 56 m²) priced around VND 835 million, and the largest (68.3 m²) exceeding VND 1 billion.
CT-06 offers slightly lower rates at VND 14.79 million/m², with the smallest unit priced around VND 831 million and the largest also just over VND 1 billion. Rental rates are VND 48,766/m²/month and VND 47,918/m²/month, respectively, inclusive of taxes and maintenance fees.
CT-05 and CT-06 social housing projects in Thanh Lam – Dai Thinh 2 are set to be Hanoi’s most affordable upcoming developments.
Concurrently, the Kim Hoa social housing project is also making significant progress. Launched in May 2023 with a total investment of nearly VND 1.3 trillion, the 3.4-ha project includes four plots (CT01-CT04). The 9-story buildings, with one basement and a rooftop elevator lobby, are expected to be completed by late 2026.
Kim Hoa began accepting applications in early November, with prices starting at VND 20.2 million/m² (inclusive of VAT and maintenance fees), approximately VND 1 million/m² lower than the April estimate. The first phase offers 480 units out of the total 720.
As the government aims to develop at least 1 million social housing units by 2030, Hanoi is tasked with constructing 56,200 units, leading nationwide efforts. This year alone, Hanoi plans to complete 6 projects with over 4,700 units, surpassing its target.
Hanoi: Online Lottery to Determine Social Housing Buyers
Customers will participate in an online lottery to purchase or lease-to-own social housing on November 24th. Each customer is eligible for one draw only. If selected, the customer must place a deposit and complete the necessary procedures to finalize the purchase or lease-to-own agreement for the social housing unit.
