Dong Nai Eyes Trillions in Revenue from Auction of Six Prime Land Plots

Spanning nearly 52 hectares, prime parcels within Bien Hoa 1 Industrial Zone, high-rise residential complexes in Tam Hiep and Tran Bien wards, residential areas No. 8 and No. 11, and a mixed-use commercial center with residential rights in Dau Giay commune will be auctioned by Dong Nai province before year-end.

The Dong Nai Province Asset Auction Service Center has announced the auction of six land plots across the province. The most notable is a 52-hectare plot designated for the Commercial and Service Urban Area Project (Zone 1) in Tran Bien Ward, with a starting price of over VND 9.363 trillion and a deposit of more than VND 1.872 trillion.

This prime location borders Hanoi Highway (National Highway 1A) and the planned Dong Nai Provincial Political and Administrative Center (Zone 2). The detailed planning area covers 516,502 square meters, with 214,768 square meters up for auction, including 166,505 square meters for residential use and 4,209 square meters for commercial services. The projected total investment exceeds VND 23.052 trillion.

The remaining 30 hectares, which include areas for transportation, water bodies, green spaces, parking, and technical infrastructure, will not be auctioned. Two structures from the former Bien Hoa 1 Industrial Park—Lam Son Park and the Sonadezi building—will be retained and repurposed.

Established in 1963, the 335-hectare Bien Hoa 1 Industrial Park was Vietnam’s first industrial zone. After over half a century, it faced environmental challenges, particularly concerning the Dong Nai River. In 2009, the government approved its transformation into a commercial and service urban area. Recently, the Dong Nai Provincial People’s Committee endorsed a plan to convert it into an urban, commercial, and service hub while improving environmental conditions.

The auction is scheduled for the morning of December 18, 2025, at the Dong Nai Land Development Fund Center.

Nearly 52 hectares of the Bien Hoa 1 Industrial Park will be auctioned with a starting price of over VND 9.363 trillion.

Another significant plot, covering 27,455 square meters, is set for auction in Tam Hiep Ward for a high-rise residential complex. The auctionable area is 26,696 square meters, including 10,171 square meters for mixed-use apartments. The starting price is over VND 1.039 trillion, with a deposit of nearly VND 208 billion. The estimated project investment is approximately VND 3.909 trillion.

A 19,204-square-meter riverside plot in Tran Bien Ward will also be auctioned for a high-rise residential complex. The auctionable area is 15,793 square meters, with 4,422 square meters designated for mixed-use apartments. The starting price is over VND 676 billion, and the deposit is VND 135 billion. The approved investment exceeds VND 3.549 trillion.

In Dau Giay Commune, a 19,059-square-meter plot (Lot 1, Cadastral Map 68) will be auctioned for Residential Area Project No. 8. The starting price is nearly VND 110 billion, with an estimated investment of VND 228 billion.

Another plot in Dau Giay, covering 46,523 square meters (Lot 1587, Cadastral Map 18), will be auctioned for Residential Area Project No. 11. The auctionable area is 22,836 square meters for residential use, with a starting price of VND 292 billion and an estimated investment of VND 559 billion.

In Trang Bom Commune, a 21,727-square-meter plot will be auctioned for a commercial and residential center. The auctionable area is 14,418 square meters, including 9,862 square meters for residential use and 4,556 square meters for commercial services. The starting price is VND 218 billion, with an estimated investment of over VND 588 billion.

Bidders must comply with Vietnamese laws on housing and real estate, ensuring their equity capital meets at least 20% of the total project investment. As of mid-November 2025, the Dong Nai Asset Auction Service Center has successfully auctioned four plots, raising nearly VND 9.5 trillion.
