Prime 50-Hectare Riverside Land Along Dong Nai River Set for Auction

The Dong Nai Province’s Asset Auction Service Center (under the Department of Justice) has announced the auction of a 51.6-hectare land plot in Bien Hoa 1 Industrial Park (Tran Bien Ward, Dong Nai). This land is slated for development into an urban, commercial, and service hub, with an estimated total investment of approximately VND 23 trillion.

The prime 50+ hectare land has a starting price of VND 9.363 trillion.

This is the first land plot within the Bien Hoa 1 Industrial Park Redevelopment Plan to be prioritized for clearance and auction in 2025, transforming it into an urban, commercial, and service area.

Strategically located at the Vung Tau intersection, the land runs parallel to National Highway 1 on one side and faces the Dong Nai River on the other. It is adjacent to Le Van Duyet Street, connecting the intersection to An Hao Bridge.

Dong Nai is auctioning approximately 21.5 hectares, including land for residential, commercial, healthcare, educational, and cultural purposes.

The remaining 30+ hectares, not up for auction, include land for transportation, water bodies, green spaces, parking lots, technical infrastructure, and two retained structures from the industrial park’s transformation.

The 51.6-hectare plot is adjacent to the 103.5-hectare site earmarked for Dong Nai’s new Political and Administrative Center, both key land clearance projects in the province.

Land clearance contractors are mobilizing machinery and manpower to expedite work on the 51.6-hectare site. Trucks are frequently entering and exiting Bien Hoa 1 Industrial Park to transport equipment, while scrap dealers are being contacted to purchase old frames, steel roofs, and corrugated iron.

Established in 1963, Bien Hoa 1 Industrial Park spans approximately 330 hectares and currently hosts nearly 70 active businesses. In 2008, Dong Nai proposed repurposing the park to maximize its potential. The government approved the relocation plan in 2009, and in 2014, the Prime Minister endorsed Dong Nai’s redevelopment proposal. In early 2024, Dong Nai officially approved the plan to transform Bien Hoa 1 Industrial Park into an urban, commercial, and service hub while improving the environment.
