Quang Ninh Enters a New Development Cycle

In the first nine months of the year, Quang Ninh’s GRDP growth rate reached an estimated 11.67%, the highest in the past decade and leading the nation. The province is poised to become a centrally governed city by 2030, as outlined in Decision 891/QĐ-TTg dated August 22, 2024. This marks a pivotal moment, setting the stage for a new growth phase as the region accelerates urban planning, attracts investment, and expands its coastal urban footprint.

Transport infrastructure remains a key driver. The Hanoi – Hai Phong – Ha Long Expressway reduces travel time from the capital to the heritage region to just over 1 hour and 30 minutes. The upcoming Cua Luc Bay Tunnel, set to connect Hon Gai and Bai Chay, will complete a strategic traffic axis around the bay. Additionally, a high-speed rail link between Hanoi and Ha Long is under consideration, promising enhanced regional connectivity and a boost to tourism.

Quang Ninh’s international airport is another asset, opening up the skies. In early November, Vietnam’s only privately invested airport resumed charter flights from Shenzhen to Van Don, bringing Chinese tourists back after disruptions caused by Covid-19. Simultaneously, Quang Ninh, Sun Group, and leading international partners signed an MoU to develop an MRO complex—a state-of-the-art aircraft maintenance and repair center—elevating Quang Ninh’s aviation industry standing.

Alongside transport advancements, Quang Ninh’s tourism sector continues to thrive. In the first ten months of 2025, the province welcomed 18.43 million visitors, with tourism revenue reaching an estimated VND 48,362 billion, a 21% increase from 2024. Cruise tourism alone is expected to host 70 international ships carrying nearly 90,000 passengers this year, up 30% from 2024—a testament to the appeal of luxury travel.

Riding this growth wave, Quang Ninh launched the 2025 Year-End Tourism Stimulus Campaign, themed “Quang Ninh – Experiencing Heritage, Connecting the World,” aiming for 20 million visitors, including 4.5 million international tourists. The campaign, running into early 2026, features light festivals, coastal music and culinary events, and accommodation discounts, promoting Quang Ninh as a “four-season destination” to attract global travelers.

Sun Centro Town – The Heart of the Heritage Bay Urban Hub

Amid this development, Bai Chay is transforming into a premier tourism and leisure center. At its core is Sun Elite City, a mega-urban complex by Sun Group, offering large-scale commercial, hospitality, and entertainment services. It serves as both a growth catalyst and a prime beneficiary of Quang Ninh’s new development cycle.

Sun Elite City is shaping an internationally acclaimed urban landscape along the World Heritage Bay. Within it, the Sun Centro Town apartment complex enjoys a unique advantage, directly connected to the Ky Quan coastal axis—home to iconic landmarks like Sun World Ha Long, Sun Carnival Plaza, VUI-Fest Night Market, Bai Chay Beach, and the international passenger port. Residents are minutes away from Northern Vietnam’s most vibrant tourism and commercial ecosystem.

The project comprises three 30-story towers inspired by Ha Long Bay’s limestone islands, featuring reflective glass facades that blend architecture with nature. The 7-meter-high first and 30th floors—double the standard height—house premium amenities: restaurants, sky bars, gyms, spas, glass-roofed pools, and shophouse zones. Apartments from the 2nd to 29th floors offer natural light, ranging from studios to three-bedroom units, fully furnished (excluding electronics).

Strategically located within Sun Elite City, Sun Centro Town capitalizes on Quang Ninh’s focus on marine economy, nightlife, and year-round tourism. Bai Chay’s robust infrastructure and consistent visitor flow yield homestay rates of VND 1.3–1.7 million/night, with 95–100% occupancy in peak seasons—a solid foundation for value appreciation and price growth potential.

With its prime location, comprehensive amenities, and flexible use, Sun Centro Town is a rare find, offering living, vacation, and investment value. Its competitively priced inner-view units (VND 47–53 million/m²) stand out in a market with dwindling central land, especially as major projects like the Cua Luc Tunnel and Hanoi–Ha Long rail link progress.

“Sun Centro Town is the centerpiece of Sun Elite City, blending living quality with investment potential, and shaping Quang Ninh’s modern urban identity. As Sun Elite City’s pioneering high-rise, it’s set to drive sustainable growth in Bai Chay,” said a Sun Property representative (Sun Group member).
