The Dong Nai Provincial Asset Auction Service Center has announced the auction of land-use rights for an eco-urban complex and thematic park project in Phuoc An Commune, scheduled for December 26, 2025.

The total area of the land is approximately 102 hectares, currently vacant. It is bordered to the east by Tran Phu Street (Rung Sac), to the west by Nguyen Van Cu Street, to the south by Le Hong Phong Street and the N1 road of the HUD urban area, and to the north by a planned green buffer zone.

Location of the auction land

Approximately 43.6 hectares will be auctioned, primarily consisting of rural residential land (over 35 hectares for low-rise housing and mixed-use apartments), along with land designated for public cultural, healthcare, educational, commercial, and sports facilities. The state will allocate this land through auction, collecting land-use fees. For public facilities, the state will lease the land with a one-time payment for the entire lease term via land-use rights auction.

The remaining 58.4 hectares will not be auctioned. This includes land for greenery, technical infrastructure, parking, and transportation systems, which will be allocated free of charge. The winning bidder will develop the infrastructure and then hand it over to local authorities for management.

The starting price for the auction land is approximately 5.014 trillion VND, with a 20% deposit of nearly 1.003 trillion VND.

The project’s total investment is expected to exceed 14.240 trillion VND. Participating investors must have equity capital of at least 15% of the investment, equivalent to over 2.136 trillion VND.

Additionally, an 8.4-hectare plot in Tan An Commune (formerly Vinh Tan Commune, Vinh Cuu District) will be auctioned on December 25, 2025. Over 7.9 hectares of this land, designated for waste treatment facilities and currently vacant, has a starting price of more than 71 billion VND.

On December 30, 2025, the land-use rights for plots 145 and 14 on map sheet 31 in Trang Bom Commune, classified as rural residential land, will be auctioned with a starting price of nearly 77 billion VND.

Previously, the Dong Nai Land Fund Development Center reported that by mid-November 2025, it had successfully auctioned four land plots, generating nearly 9.5 trillion VND. In December, the center will auction six more large plots with a starting price of 11.7 trillion VND. If successful, the total revenue could surpass the 2025 target of 21 trillion VND.
