The Dong Nai Provincial Asset Auction Service Center announces the auction of land use rights for the Eco-Urban Complex and Thematic Park project in Phuoc An Commune, scheduled for December 26, 2025.
The total area of the land is approximately 102 hectares, currently vacant. The site is bordered to the east by Tran Phu Road (Rung Sac), to the west by Nguyen Van Cu Road, to the south by Le Hong Phong Road and N1 Road of the HUD urban area, and to the north by a planned green buffer zone.
Nearly 44 hectares of the land will be auctioned, primarily rural residential land exceeding 35 hectares (low-rise housing and mixed-use apartments), along with public land designated for cultural, healthcare, educational, commercial, and sports facilities. The state will allocate this land with payment through the auction. For public facilities, the state will lease the land with a one-time payment for the entire lease term via a land use rights auction.

The remaining 58+ hectares will not be auctioned, including green spaces, technical infrastructure, parking areas, and transportation systems. This land will be allocated without payment for the winning bidder to develop the infrastructure, which will later be handed over to local authorities for management.
The starting price for the auctioned land is nearly 5.014 trillion VND, with a 20% deposit required, equivalent to approximately 1.003 trillion VND.
The project’s total investment is expected to exceed 14.240 trillion VND. Participating investors must have equity capital of at least 15% of the investment, amounting to over 2.136 trillion VND.
Additionally, the Dong Nai Provincial Asset Auction Service Center will auction an 8.4-hectare plot in Tan An Commune on December 25, 2025. The 7.9+ hectares designated for waste treatment facilities, currently vacant, have a starting price of over 71 billion VND.
On December 30, 2025, the center will auction the land use rights for plots 145 and 14 on map sheet 31 in Trang Bom Commune, classified as rural residential land, with a starting price of nearly 77 billion VND.
Previously, the center announced auctions for six plots across the province, including a 52-hectare plot in Bien Hoa 1 Industrial Zone, high-rise residential complexes in Tam Hiep and Tran Bien Wards, residential areas 8 and 11, and a commercial service center with residential facilities in Dau Giay Commune, with a combined starting price of over 11.700 trillion VND.
As of mid-November 2025, the Dong Nai Provincial Asset Auction Service Center has successfully auctioned four plots, generating nearly 9.500 trillion VND.
