Agribank has announced the suspension of several preferential lending programs and policies for individual customers, including the home loan program tailored for young buyers. The bank has also halted its preferential loan scheme for purchasing residential properties, transferring land use rights, and constructing, renovating, or completing homes.
However, Agribank continues to offer its social housing loan program for individuals under 35, featuring an interest rate 2% lower than the average long-term VND lending rate of four state-owned commercial banks (Agribank, BIDV, Vietcombank, and Vietinbank) during the first five years of the loan (from the initial disbursement date). The current lending rate stands at approximately 6.1% per annum.
A credit officer from BIDV confirmed that the bank’s preferential loan program for young buyers of commercial housing has been temporarily suspended. Previously, individual customers up to 35 years old seeking to purchase or lease-purchase homes nationwide benefited from a fixed interest rate of 5.5% per annum for three years, a loan term of up to 40 years, and a five-year grace period on principal repayments, applicable to a maximum loan amount of VND 5 billion per customer.
Reports from other commercial banks indicate that some continue to offer home loan incentives for customers, albeit with slightly higher interest rates.
Specifically, a credit officer from Vietcombank in Ho Chi Minh City stated that the bank’s home loan program for young buyers remains active, but the interest rate has increased to 6.3% per annum during the initial period, up from the previous rate of below 6%.
A representative from another state-owned commercial bank confirmed that their preferential credit packages for young home buyers are still available, though interest rates are no longer as favorable as before.
Several banks have prematurely discontinued low-interest loan packages for young home buyers amid rising deposit interest rates in recent times.

Credit officers from other commercial banks such as BVBank, SHB, and HDBank confirmed that their preferential home loan packages remain available. However, interest rates will vary depending on the type of property and may fluctuate over time.
The early suspension of low-interest loans for young buyers comes as banks face rapid credit growth and increasing pressure on input interest rates. Some existing home loan borrowers have also reported receiving notifications from their banks regarding interest rate adjustments.
