Revival of the Decade-Long Mega Project Near Ben Thanh Market: Construction Resumes at Last

One Central HCM, a multi-billion-dollar mega-project adjacent to Ben Thanh Market, stands as Saigon Glory’s sole real estate asset and one of the last remaining prime land parcels in the city’s core. Recently, the project has seen significant developments with its relaunch.

One Central HCM stands as a mega-project nestled in the Ben Thanh quadrilateral area, directly opposite Ben Thanh Market and adjacent to metro lines. The development comprises two towers featuring luxury hotels, offices, and apartments, once envisioned as a new architectural and commercial landmark in the heart of Ho Chi Minh City.

The project’s developer is Saigon Glory LLC.

Established in 2018, Saigon Glory was originally a subsidiary of Bitexco Group before its entire capital was transferred to Phuong Dong Ha Noi Company in late September 2024.

Currently, One Central HCM is a flagship real estate project and the sole asset of Saigon Glory.

One Central HCM is situated on an approximately 8,600 m² plot in the Ben Thanh quadrilateral, opposite Ben Thanh Market, bordered by Pham Ngu Lao, Calmette, Le Thi Hong Gam, and Pho Duc Chinh streets. This rare central land parcel is adjacent to Metro Line 1 and the under-construction Metro Line 2 (Ben Thanh – Tham Luong).

The basement and podium of One Central HCM were constructed between 2012 and 2013, followed by a prolonged hiatus. Work resumed in 2020 but halted again in November 2022. The unfinished concrete structure remains a prominent sight in the city’s core.

Recently, Ho Chi Minh City approved a 48-month extension for the project’s completion. On-site, construction has resumed with activities such as clearing debris, organizing materials, and reassembling scaffolding.

Street vendors have begun serving workers, and ride-hailing drivers often park under the shade of the completed podium. According to a driver named Dang, the site remains quiet, but if the project resumes fully, it will add a new focal point to the city center.

Beyond the project’s boundaries, an adjacent area is fenced off for Metro Line 2 construction. Once completed, the vicinity of One Central HCM will not only gain a large-scale real estate project but also feature direct access to the metro station.

Additionally, Vingroup plans to build a multi-thousand-car parking lot near Ben Thanh Station. Furthermore, Ho Chi Minh City aims to develop four metro lines converging here, transforming Ben Thanh into a central hub for parking, transit, and public transportation access.
