Recent observations reveal that preferential home loan interest rates at numerous banks have increased by 1-2% per year compared to previous months. Specifically, ACB offers 8%/year; ABBank 9.65%/year; Sacombank 7.49%/year; VIB from 7.8%/year; and BVBank 8.49%/year.
Additionally, floating interest rates for home loans have surged to 12-15% per year, placing significant financial strain on homebuyers. Monthly debt repayment costs have risen, impacting individuals’ financial stability and repayment capabilities.

To address interest rate volatility concerns for prospective homebuyers, An Gia has launched a policy covering 100% of the interest for The Gió Riverside apartments (Ho Chi Minh City).
Under this policy, buyers need only pay 21% of the apartment’s value in installments, approximately VND 600 million for a 65m² unit. The remaining amount is financed through a bank loan, with the developer covering all interest for 36 months—24 months pre-handover and 12 months post-handover.
This sets The Gió Riverside apart from most current market projects. Typically, interest support policies apply only during the construction phase (12-24 months). Immediately after handover, buyers must start paying loan interest and additional costs to make the unit habitable.
With this policy, buyers face no interest pressure or financial charges for the first three years. Moreover, if the unit is rented out immediately after handover at approximately VND 10 million per month, this income becomes a positive cash flow, totaling VND 120 million annually.
“The 100% interest support policy not only eases homebuyers’ access to housing and mitigates interest rate risks but also enhances capital efficiency for investors, especially as property values tend to rise significantly post-project completion,” emphasized an An Gia representative.
60-Month Principal Grace Period
Alongside the 36-month interest support, An Gia offers a 60-month principal grace period for The Gió Riverside buyers.

This policy allows buyers to defer principal payments for 60 months, maintaining financial flexibility. During the project’s first two years, buyers experience minimal financial pressure. By the third year, upon handover and operation, rental income can offset subsequent loan interest costs, balancing cash flow and reducing early homeownership financial burdens.
By the end of the fifth year, as the grace period concludes, buyers have ample time to stabilize income, accumulate savings, and benefit from property value appreciation.
Particularly for young families aspiring to own luxury apartments but lacking sufficient capital, this policy enables early homeownership while maintaining quality living standards, eliminating the need for prolonged savings.
According to analysts, combining 36 months of full interest support with a 60-month principal grace period creates a “golden period” for both homebuyers and investors to optimize capital efficiency. Actual buyers can settle in without financial strain, while investors gain time to leverage rental income and capitalize on growth cycles.
Up to 23.5% Discount
Additionally, The Gió Riverside buyers receive essential home appliance gifts and discounts of up to 23.5%, a rare market offering that boosts immediate transaction profitability.

For a 65m² apartment priced at approximately VND 2.9 billion, a 23.5% discount equates to roughly VND 680 million. This not only significantly reduces the actual down payment but also expands future profit margins, as the discount becomes a capital gain when the property appreciates.
Notably, this discount provides buyers with greater financial security. Even if property values do not rise sharply, buyers retain benefits from the initial 23%+ discount, serving as a financial safeguard that minimizes risk and assures both homebuyers and investors.
