Bac Ninh Nova: A Magnet for FDI and Urban Workforce Migration
With its industrial development strengths, the newly merged Bac Ninh province (combined with Bac Giang) is inheriting a dual advantage. Formerly, Bac Ninh was one of Vietnam’s leading FDI hubs, boasting major industrial parks like Yen Phong, VSIP, Que Vo, and Thuan Thanh. These parks have attracted tens of billions of USD in investment from giants such as Samsung, Canon, Amkor, and Foxconn. Meanwhile, Bac Giang has consistently ranked among the nation’s top performers in GRDP growth, hosting 16 industrial parks and numerous industrial clusters with high occupancy rates.
The new Bac Ninh province now boasts over 30 planned industrial parks, employing hundreds of thousands of workers, experts, and engineers. According to construction and housing reports, by 2030, the demand for housing in this area is estimated to reach tens of thousands of units, including social housing and affordable commercial housing. The need goes beyond mere shelter; it encompasses civilized, convenient, cost-effective, and environmentally friendly living spaces.
In this context, Bac Giang Ward (in the new Bac Ninh province)—a gateway urban area linked to the Thuong River and neighboring industrial zones—is emerging as a natural “residential belt” for young workers and families relocating here to build their careers.
Capital House: A Green Developer’s Mark in Bac Giang Ward
Within the urban development landscape of the new Bac Ninh, Capital House stands out as a unique highlight. Recognized as a pioneer in green construction in Vietnam, Capital House has been certified as an EDGE Champion by the International Finance Corporation (IFC), part of the World Bank Group. This recognition underscores their commitment to applying the EDGE green building standard to most of their high-rise projects.
Many of Capital House’s Ecohome and Ecolife projects in Hanoi, Quy Nhon, and Bac Giang have earned EDGE certification. Recently, in Bac Giang Ward (Bac Ninh province), Capital House, in collaboration with development consultant Haka Holdings, launched the Ecolife Retreat commercial tower (part of the Ecohome Song Thuong 2 project). This development is poised to elevate living standards in the region.

Ecolife Retreat is a commercial condominium within the Ecohome Song Thuong 2 project, located in the urban area adjacent to the Vietnam-Korea College of Technology in Bac Giang Ward, Bac Ninh province. With only 140 apartments, 10 duplex shophouses, and a basement, Ecolife Retreat is designed for a select community.
Strategically situated near key routes such as Nguyen Binh Khiem, Truong Chinh, and National Highway 31, Ecolife Retreat serves as a new urban connectivity hub. Residents enjoy easy access to the city center, industrial zones, schools, hospitals, shopping centers, and major supermarkets like Go and Aeon Mall.
EDGE Certification: A Guarantee of International Green Living Standards at Ecolife Retreat
A key differentiator of Ecolife Retreat is its recent EDGE international green certification from IFC. This standard mandates that buildings save at least 20% in energy, water, and embodied energy in materials compared to conventional structures.
According to Haka Holdings—the project’s consultant and developer—Ecolife Retreat not only meets but exceeds EDGE requirements through innovative solutions: optimized natural light and ventilation, thermal insulation materials and glass, water-saving fixtures, and layouts that reduce heat radiation and enhance airflow. These features directly benefit residents by lowering utility bills, creating cooler and more comfortable living spaces, and minimizing environmental impact.

Ecolife Retreat surpasses EDGE international green standards in energy efficiency, water conservation, and carbon reduction in materials
Combined with its prime location, moderate scale, and amenities like a central garden, the Wellness Walk pebble path, and the Zen Sky Garden herb garden on the rooftop, Ecolife Retreat is poised to pioneer the trend of green and serene living in Bac Giang Ward and the new Bac Ninh province.
As the “super industrial province” of Bac Ninh enters a new development phase, internationally certified green projects like Ecolife Retreat not only enhance the urban landscape but also set a new standard for sustainable living for the next generation of urban residents.
