The infrastructure connecting Long Thanh Airport is entering a rapid acceleration phase, with several key projects gaining significant momentum. These positive developments in connectivity are directly fueling the real estate market in the surrounding area.

Long Thanh Airport’s Connecting Road Network

According to the plan, Phase 1 of the Long Thanh Airport project is set to welcome its first flight on December 19th, with commercial operations commencing in the first half of 2026.

To maximize the efficiency of the Long Thanh International Airport—a national key project—Ho Chi Minh City has been actively collaborating with local provinces, particularly Dong Nai, which is currently implementing six connectivity projects.

Notably, the Bien Hoa – Vung Tau Expressway, the Ho Chi Minh City Ring Road 3 section through Dong Nai, and roads T1 and T2 are scheduled for technical completion on December 19th.

Specifically, the Bien Hoa – Vung Tau Expressway, managed by the Ministry of Construction, Ho Chi Minh City, and Dong Nai Province, aims for completion by December 2025.

The Bien Hoa – Vung Tau Expressway project is divided into three sub-projects. Sub-Project 1 (from Km0+00 to Km16+00), approximately 16 km long, runs through Dong Nai Province and is managed by the Dong Nai Provincial People’s Committee. Sub-Project 2 (from Km16+00 to Km34+200), over 18 km long, spans Dong Nai Province and is managed by the Ministry of Transport, now the Ministry of Construction. Sub-Project 3 (from Km34+200 to Km53+700), over 19 km long, runs through Ho Chi Minh City and is managed by the former Ba Ria – Vung Tau Provincial People’s Committee, now the Ho Chi Minh City People’s Committee.

According to Project Management Unit 85 of the Ministry of Construction, as of early December, the total construction volume of the three sub-projects under Phase 1 of the Bien Hoa – Vung Tau Expressway reached over VND 6 trillion. Sub-Project 3 has the highest completed construction value at over VND 1.6 trillion, achieving more than 97% of the contracted value. The goal is to complete the entire project in December.

Sub-Project 2 has completed construction worth over VND 2.9 trillion, reaching 70% of the contracted value. Sub-Project 1 has completed construction worth nearly VND 1.5 trillion, achieving 58% of the contracted value.

Project Management Unit 85 reports that for Sub-Project 2 of the Bien Hoa – Vung Tau Expressway, contractors are focusing all efforts on accelerating the remaining mainline and interchange sections to ensure technical completion by December 19th, as directed by the Prime Minister.

Next, Sub-Project 3 of Ho Chi Minh City’s Ring Road 3, spanning approximately 11 km through Dong Nai Province, includes a 5 km expressway section that the Prime Minister has mandated for technical completion before December 19th.

Additionally, roads T1 (4.3 km) and T2 (3.5 km) are critical for connecting Long Thanh Airport with National Highway 51 and the Ho Chi Minh City – Long Thanh – Dau Giay Expressway, scheduled for completion by the end of 2025. These roads will enhance regional infrastructure and drive economic development. Both roads meet expressway/urban arterial standards and are set for technical completion before December 19th.

Other connecting routes to Long Thanh Airport are also being expedited. Notably, the Ben Luc – Long Thanh Expressway, managed by the Vietnam Expressway Corporation (VEC), is slated for completion in September 2026.

The expansion of the Ho Chi Minh City – Long Thanh Expressway, also managed by VEC, aims for substantial completion in 2026, with the Long Thanh Bridge finishing in Q1 2027.

The expansion of Provincial Road 25C, managed by the Dong Nai Provincial People’s Committee, has completed 7.6 km and is currently constructing 6.4 km, expected to finish in 2025. A 2.65 km section remains delayed due to land clearance issues.

Ho Chi Minh City, Dong Nai Province, and Tay Ninh Province are preparing to invest in the Ring Road 4 project (206 km, 4 lanes). Construction is expected to start in June 2026 and complete in 2028.

By 2026, the Southeast region aims to complete approximately 394 km out of 598 km (128 km of ring roads and 266 km of expressways). By 2028, all ring roads, expressways, and national highways are expected to be substantially complete, forming a comprehensive regional transport infrastructure framework.

These vital transport routes will connect Dong Nai, Long Thanh Airport, and Ho Chi Minh City with the Southeast region.

In rail infrastructure, Ho Chi Minh City is accelerating preparations to commence the Thu Thiem – Long Thanh light rail and the Suoi Tien – Dong Nai Provincial Administrative Center – Long Thanh Airport metro line in 2026.

Beyond transport, Long Thanh is envisioned as an aviation services hub, featuring accommodations, hotels, conferences, commerce, healthcare, training, maintenance, logistics, duty-free zones, and financial services. The goal is to establish an “airport city,” a Southeast Asian service and transit center.

Real Estate Developers Flock to Long Thanh Airport Area

When Phase 1 of Long Thanh Airport begins commercial operations (expected in the first half of 2026), the area will experience a population and service boom. According to the Airports Corporation of Vietnam (ACV), the airport will require over 13,700 personnel during its initial phase, from experts and engineers to general workers. Additionally, 40,000–50,000 people will reside in resettlement and nearby urban areas, excluding the workforce and their families supporting logistics, commerce, and services.

This means Long Thanh will rapidly develop a large-scale community within its first few years. Demand for housing, accommodations, retail, healthcare, education, and urban services will surge, directly boosting the real estate market and fostering the “airport city” model—a modern urban development centered around aviation infrastructure.

In reality, the area around Long Thanh Airport is developing rapidly, with numerous large-scale urban and housing projects. Developers such as Novaland, Dat Xanh, D2D, Tumys Homes, and Sonadezi have launched projects to meet the anticipated surge in living and working demands once the airport operates.

Near the airport is the STC Long Thanh project, located on DT 769 Road, approximately 1.5 km from Long Thanh Airport. Spanning 23.4 hectares, it offers terraced houses, shophouses, and villas.

Additionally, nearby real estate markets like Nhon Trach, Long Thanh (Dong Nai), and the former Ba Ria – Vung Tau feature projects such as Novaland’s Aqua City in Long Hung Ward (Dong Nai), currently under construction and delivering some subdivisions. Gamuda Land’s SpringVille project offers nearly 2,000 units, including terraced houses, shophouses, and apartments.

Maison Grand Phu My, a residential project by Tumys Homes, is located on National Highway 51 in central Phu My Ward. Just a 20-minute drive from Long Thanh Airport, it connects seamlessly with ports and industrial zones. The project comprises two 25-story towers with two basements, providing 1,248 apartments for experts, managers, and engineers working at Long Thanh International Airport, Cai Mep – Thi Vai Port, and key industrial zones. Maison Grand Phu My is expected to complete and hand over in Q2 2026.

Other real estate projects include Gem Sky World, Century City, D2D Loc An, ID Junction, and Century City.

Commenting on the market, Mr. Le Hoang Chau, Chairman of the Ho Chi Minh City Real Estate Association (HoREA), notes that areas around Long Thanh Airport are becoming attractive for long-term investors. From a planning perspective, Long Thanh is not just an airport but a logistics, industrial, and modern urban development hub.
