After a period of legal procedural delays, the Dragon City Park project in Da Nang has officially received Land Use Rights Certificates (red books) for its customers.
Spanning nearly 70 hectares with a construction density of only 48%, Dragon City Park boasts an investment capital of over 655 billion VND. The project offers 2,544 diverse products, ranging from townhouses and villas to apartments with flexible areas from 85–150m².
According to representatives from the developer SDN, thanks to the coordinated efforts of relevant authorities, all outstanding legal issues have been resolved in compliance with the law. Building on this, Regal Group, the project’s development and distribution partner, has collaborated with the developer to finalize legal procedures and prepare for the transfer of land titles to customers in the near future. Previously, Regal Group proactively allocated over 200 billion VND in financial resources to support and safeguard the interests of affected customers.
Market observations indicate that the value of properties at Dragon City Park has multiplied significantly since the initial purchase by customers. Notably, the developer and Regal Group have not charged additional fees based on the current market value increase.
Specifically, when transferring ownership, customers only need to pay the financial obligation difference arising from the transfer as per state regulations, based on the land price set by the state at the time of the transfer agreement, not the current elevated market price.
This policy is highly regarded for maximizing investor benefits, particularly for early-stage customers who patiently awaited legal completion. It also underscores the legal expertise, responsibility, and reputation of developer SDN and Regal Group in the real estate market.
