In recent weeks, observers have noted the arrival of construction equipment and cranes at a new project adjacent to the Sadora area within the Sala Urban Area. This development is led by Dai Quang Minh Real Estate Investment Joint Stock Company, a subsidiary of Thaco Group.
According to official announcements, this is Component Project No. 8, part of a comprehensive mixed-use residential, commercial, and international hospital complex in the new Thu Thiem Urban Area. The project features 2 basement levels, a 3-story podium, and a 21-story tower.
Dai Quang Minh serves as the developer, with Ong & Ong as the design firm and Central Construction Joint Stock Company as the main contractor.

Industry forecasts suggest that apartment prices in this project will start at no less than 200 million VND per square meter. This projection is based on the current transaction prices of the adjacent Sadora project, which range between 125-175 million VND per square meter, a significant increase from its initial launch price of 43-47 million VND per square meter.
Dai Quang Minh to Launch New Project in Sala Urban Area
Projects within the Sala Urban Area have demonstrated substantial price appreciation, with average increases of 200-380% across different zones over the past decade. For instance, units in the Sarimi complex (launched in 2015-2017) are now trading at 160-190 million VND per square meter, reflecting a 330-390% increase. Similarly, the Sarica tower has seen prices rise to 190-230 million VND per square meter, a 300% surge, while the Sarina tower has reached 145-180 million VND per square meter, marking a 160-200% increase.

Experts attribute the sharp rise in property prices within the Sala Urban Area to its unique legal status and well-developed infrastructure, making it a highly sought-after location.
Beyond Sala, other prime projects in the new Thu Thiem Urban Area have also experienced significant price increases over the past two years. Notably, Empire City has seen a 150% rise, with prices now at 320 million VND per square meter. The Metropole has increased by 150%, reaching nearly 450 million VND per square meter, while The River has seen prices climb to 180-250 million VND per square meter, a 70-80% increase since its launch.
With this new project, Dai Quang Minh will introduce its 14th residential block in the Sala Urban Area, nearly a decade after the initial launch and completion of its previous developments.
