Ho Chi Minh City Announces New Land Price List Effective January 1, 2026

The Ho Chi Minh City People’s Council has officially approved the new Land Price Table, set to take effect from January 1, 2026. Notably, the highest agricultural land price is capped at 1.44 million VND per square meter.

The Ho Chi Minh City People’s Council (10th term) unanimously approved the content during its 7th session on the afternoon of December 26th, specifically in the Resolution issuing the Land Price List to be applied from January 1, 2026, in Ho Chi Minh City.

Establishing the first land price list for implementation from January 1, 2026, is a crucial and urgent task for Ho Chi Minh City. This need arises not only from the mandatory provisions of the 2024 Land Law but also reflects the practical requirements in land management and the robust socio-economic development of the locality.

Simultaneously, it ensures uniformity and consistency in land management across the city, addressing limitations in the separate land price lists of the three localities before their merger.

Agricultural Land Up to 1.44 Million VND/m²

Accordingly, the People’s Council resolved that agricultural land in Ho Chi Minh City is divided into four zones with different prices and coefficients.

For annual crop land, the highest price is 1.2 million VND/m², and the lowest is 300,000 VND/m²; for perennial crop land, the highest is 1.44 million VND/m², and the lowest is 370,000 VND/m².

Production forest land is calculated based on the price of annual crop agricultural land corresponding to each zone and location.

For protective and special-use forests, the price is 80% of production forest land.

Aquaculture land is calculated based on the price of annual crop agricultural land corresponding to each zone and location.

Concentrated livestock land is calculated at 150% of perennial crop agricultural land in the same zone and location, but not exceeding the price of residential land in the same zone and location.

For agricultural land within the High-Tech Agricultural Zone, the price is 320,000 VND/m².

Residential Land Up to 687.2 Million VND/m²

Residential land is categorized into four positions, where the price of position 2 is 50% of position 1; position 3 is 80% of position 2; and position 4 is 80% of position 3.

If these positions are located 100 meters or more from the inner edge of the road (road surface, sidewalk, pavement) of the frontage road (according to the cadastral map), the land price is reduced by 10% for each position.

For residential land in Zone 1 (former Ho Chi Minh City), the highest proposed price is 687.2 million VND/m², applicable to Dong Khoi Street, Nguyen Hue Street, and Le Loi Street.

The lowest price is 2.3 million VND/m² (Thienh Lieng residential area). Tran Binh Trong Street has the highest adjustment, increasing by 1.65 times compared to the old price.

In Zone 2 (former Binh Duong Province), the highest residential land price is 89.6 million VND/m² (Bac Si Yersin Street, Bach Dang Street); the lowest is 1.3 million VND/m².

This zone has a road with the highest increase, up to 8 times the current price list (DH.505 Road, from Le Trang Bridge to DH.507 Road).

In Zone 3 (former Ba Ria – Vung Tau Province), the highest residential land price is nearly 149.9 million VND/m² (Thuy Van Street), and the lowest is over 1.8 million VND/m².
