Unveiling the Latest Land Price Chart Updates in Ho Chi Minh City Ahead of Official Approval

Mr. Bui Minh Thanh, Vice Chairman of Ho Chi Minh City People’s Committee and Chairman of the Ho Chi Minh City Land Price Appraisal Council, has submitted the supplementary report 1159/TTr-UBND-ĐT to the Ho Chi Minh City People’s Council regarding the issuance of a resolution on the land price list, set to take effect from January 1, 2026, across the city.

This supplementary report is a response to the feedback and clarifications provided by the Ho Chi Minh City People’s Committee following the review session held by the Economic and Budget Committee of the Ho Chi Minh City People’s Council on December 23, concerning the issuance of the resolution on the land price list.

The contents of the report will be presented to the Ho Chi Minh City People’s Council during the special session scheduled for tomorrow (December 26) for consideration and approval. One notable aspect is the adjustment of agricultural land prices within the city.

According to the Ho Chi Minh City People’s Committee, reducing agricultural land prices will positively impact those using agricultural land for production. However, in response to feedback from the Economic and Budget Committee, the Department of Agriculture and Environment of Ho Chi Minh City will further review and reassess the adjustments to the prices of pure agricultural land in various areas.

The Department of Agriculture and Environment of Ho Chi Minh City has recognized that the land price list has broad applicability and significantly affects various stakeholders. While it benefits those using agricultural land for production, it may have adverse effects on land clearance and compensation efforts.

According to the draft agricultural land price list published for public comment by the Department of Agriculture and Environment on November 26, the price for annual crop land ranges from 300,000 VND/m² to 1,200,000 VND/m², while the price for perennial crop land ranges from 370,000 VND/m² to 1,440,000 VND/m².

Therefore, the Ho Chi Minh City People’s Committee, in response to feedback from the Economic and Budget Committee, proposes retaining the results of the draft agricultural land price list that was published for public comment. This aims to ensure a balance of interests between the state and land users, thereby stabilizing the livelihoods of residents in newly merged wards, communes, and special zones across Ho Chi Minh City.

The land price list and the free trade zone mechanism will be reviewed and approved by the Ho Chi Minh City People’s Council during the 7th session on December 26. During this session, the council will consider 15 reports and draft normative resolutions related to the implementation of Resolution 98 and the new Land Law.

The most notable report is the one on establishing the first land price list for Ho Chi Minh City, scheduled to take effect from January 1, 2026. This is a matter of significant interest to both residents and businesses, as it directly impacts the real estate market and land clearance efforts in the near future.
