In a newly released conclusion regarding the My My Resort project, the Government Inspectorate has recommended that the People’s Committee of Khanh Hoa Province revoke 305 land use right certificates (covering a total area of over 85,000 m²) issued to the investor. The aim is to review and adjust the land use purpose in compliance with current legal regulations.
Specifically, the Government Inspectorate has advised Khanh Hoa Province to thoroughly review all procedures related to land allocation, leasing, land type adjustments, and land use duration for the project. They are also to determine land prices for calculating land rent in cases where rural residential land is converted to commercial and service land. Additionally, the province must adjust the land use purpose for the 305 certificates issued to the investor and inspect the detailed 1/500 construction plan to ensure alignment with the general and zonal planning.

The My My Resort tourism complex, located in the North Cam Ranh Peninsula Tourism Area of Cam Lam Commune, was identified by the Government Inspectorate as one of several projects with significant issues, including violations of land and planning regulations and delays in implementation. Developed by Carava Resort Co., Ltd. after acquiring the project from My My Resort Co., Ltd., the project has a total investment of over VND 2,480 billion, spans 22.6 hectares, and has a 50-year operating term.
Approved objectives for My My Resort include the development of a tourism and leisure complex featuring tourist villas, hotels, serviced apartments, and utility facilities to cater to both domestic and international visitors. The project is divided into three phases, spanning from 2017 to 2022, encompassing technical infrastructure, bungalows, hotels, high-rise serviced apartments, and a villa resort system.
However, the Government Inspectorate’s findings revealed numerous violations during the project’s implementation. Notably, the selection of the investor was conducted without a public tender for a land-utilizing project, contravening the Land Law. Furthermore, the land allocation and leasing procedures were not included in the approved 2011-2015 land use plan of the former Cam Lam District, resulting in legal procedural breaches.
