AeonMall Secures 100,000 m² Land for $260 Million Shopping Mall in Dong Nai, Set to Open Next Year

AeonMall Vietnam Co., Ltd. has leased 100,944 square meters of land in Trấn Biên Ward to develop a state-of-the-art shopping center.

On January 6, 2026, the Chairman of the Dong Nai Provincial People’s Committee issued Decision No. 20/QD-UBND, leasing land to AEONMALL Vietnam Co., Ltd. for the AEON Mall Bien Hoa project in Tran Bien Ward, Dong Nai Province.

Accordingly, the Dong Nai Provincial People’s Committee leased 100,944 square meters of land in Tran Bien Ward to AEONMALL Vietnam Co., Ltd., which had previously acquired a portion of the project from Viet Phap Group Joint Stock Company. The land will be used for the development of the AEON Mall Bien Hoa project.

The land lease period extends until 2073, aligning with the remaining land use duration of Viet Phat Group Joint Stock Company.

The land is leased by the state, with a one-time land rental fee. The leasing method applies to foreign-invested economic organizations acquiring real estate projects under Vietnamese law, exempting the need for land use rights auctions or investor selection tenders.

Previously, on November 17, the Dong Nai Provincial People’s Committee granted an investment registration certificate to AEONMALL Vietnam Co., Ltd. for the AEON Mall Bien Hoa project. The project has a total investment of over VND 6,000 billion (approximately USD 261 million).

The project is licensed for the construction and operation of a comprehensive commercial and service center, as well as rentable office space. Additionally, AEON Mall Bien Hoa will engage in import, export, wholesale, and retail distribution of goods as per regulations.

Upon completion, the project is expected to serve approximately 10 million visitors annually. Scheduled for completion and operation in 2027, it will significantly enhance Dong Nai Province’s trade and service sector, one of the six key development pillars of the province.
