Previously, the 4,950m² plot of land at 9 Pham Hung Street was designated for use as the headquarters and transaction office of Eresson Electromechanical Refrigeration JSC.
Following the change in land-use purpose, Eresson Electromechanical Refrigeration is responsible for investing, constructing, operating, and commercializing products and projects in compliance with the detailed planning regulations.
If the land remains unused for 12 consecutive months from the date of physical handover or if the land utilization progress lags by 24 months compared to the investment project schedule, the investor may be granted a usage extension of up to 24 months. During this extension, the investor must pay an additional amount equivalent to the land use fee or land rent. If the land remains unused after the extended period, the state will reclaim the land without compensating for the land, attached assets, or remaining investment costs.
Pham Hung Street is a vital artery in Hanoi, serving as a critical connection between the western districts of the city (directly linking Cau Giay District with the former Nam Tu Liem District). It is part of the Ring Road 3 and borders new urban areas such as My Dinh and Me Tri.

From an initial capital of 200 billion VND, Eresson Electromechanical Refrigeration now boasts a chartered capital of 680 billion VND. The most recent capital increase, from 450 billion VND to 680 billion VND, was executed in June 2025.
