The planning area covers 196.3 hectares, including: the implementation area of the Dai Ngai Industrial Park project with 196 hectares; and 0.3 hectares of external infrastructure land (comprising 0.04 hectares of external infrastructure land and 0.26 hectares of transportation infrastructure land).

The planning area is located in Long Duc commune, Long Phu district, Soc Trang province, and comprises key functional areas such as industrial production land, warehouses; administrative services; technical infrastructure hubs; transportation, docking areas; and green spaces, including isolation green spaces.

The project is bordered on the east by National Highway 91B and partially by the Hau River; on the west, it is about 65 meters from the Ba Sam canal bank; on the south, it is adjacent to the rural road along Bao Bien canal; and on the north, it is about 55 meters from the planned road connecting to Dai Ngai Bridge.

The planning area is designated as a multi-sector industrial park, prioritizing industries such as textiles, footwear, machinery manufacturing, and equipment for industrial production. It also encourages high value-added sectors linked to smart and automated production processes and other fields that meet the province’s environmental protection orientation. The focus is on attracting investment projects in areas such as textiles and footwear; mechanical engineering, manufacturing of machinery, engines, and equipment for industrial production, aquaculture, marine exploitation, and other marine economic sectors; agricultural and aquatic product processing; production of animal, poultry, and aquatic feed; construction materials production; furniture and interior design manufacturing; packaging production and auxiliary industries serving production, domestic consumption, and export. Some other fields that ensure environmental hygiene according to the province’s orientation are also considered. Activities with a high potential for severe environmental pollution, such as recycling and trading of waste paper, plastics, metals, and oil sludge; dyeing, printing, and finishing on textile products; rubber refining; leather tanning; electroplating, etc., are restricted.

The estimated labor force in the planning study area ranges from 10,240 to 12,800 workers. Approximately 5 hectares of land are allocated for housing construction for these workers.

Soc Trang currently has four industrial parks: An Nghiep with over 251 hectares, Tran De with 161.5 hectares, Song Hau with 286 hectares, and My Thanh with 217 hectares.
