Ha Nam – A Province on the Rise

In recent years, Ha Nam has emerged as a locality with a fast and sustainable economic growth rate. In the first six months of 2024 alone, the province’s GRDP growth reached 10.35%, the highest in the Red River Delta region and the fourth highest in the country. As a result, people’s incomes have continued to increase, and living standards have improved tremendously.

In addition to impressive economic achievements, what makes Ha Nam become a top destination to live and work in Northern Vietnam is its modern and well-connected transport network.

Convenient transportation connects Ha Nam and Hanoi.

In terms of road transport, the province has a series of arterial routes running through it, such as National Highway 1A and the Phap Van – Cau Gie – Ninh Binh Expressway. The Phap Van (Hanoi) – Phu Thu (Ha Nam) section of the expressway is proposed to be expanded from 8 lanes to 10-12 lanes, with the Phap Van – Ring Road 4 section having 12 lanes and the Ring Road 4 – Phu Thu section having 10 lanes. Especially, when the Phu Thu interchange on the Cau Gie – Ninh Binh Expressway is completed in 2025, connecting to Ring Road 5 of the Capital Region, traveling from neighboring provinces to Ha Nam will be more convenient than ever.

In terms of railways, Ha Nam owns a strategic stop, the Phu Ly station on the North-South high-speed railway, which is expected to commence construction in 2027. Meanwhile, the Capital Region’s second airport is expected to be invested and built in Ung Hoa – Phu Xuyen, Hanoi, which will give Ha Nam a significant advantage in cargo and passenger transportation across the country.

Another aspect that makes Ha Nam extremely attractive is its beautiful natural scenery formed by the confluence of three major rivers: Nhuệ, Châu, and Đáy. As the elders concluded, the province has a favorable position, where the essence of the mountains and rivers, and the heavens and the earth converge. Not to mention the vast treasure of tangible and intangible cultural heritages, imbued with the unique identity of the Red River Delta. Thanks to these attractions, the province attracts millions of domestic and foreign tourists every year, gradually becoming a must-visit destination on the journey to discover the nature and culture of Northern Vietnam.

Ha Nam lacks well-planned urban areas with a high quality of life.

However, the reality is that the existing urban area of the province has not kept up with the pace of economic development and the needs of its people. The old center of Phu Ly is narrow and lacks space to grow. The challenge is to form modern and high-class urban areas with the “all-in-one” criteria, not only to help realize the goal of turning Phu Ly into a first-class city by 2030 and making Ha Nam province become a centrally-run city by 2050 but also to meet the needs of Hanoi and neighboring provinces’ residents.

According to Mr. Nguyen Van Dinh, Vice President of the Vietnam Real Estate Association, Hanoi residents’ current need is to orient themselves towards large urban areas with a high quality of life. This is a particular advantage for provinces adjacent to Hanoi, including Ha Nam. “With the current transport infrastructure, it is clear that time and distance are no longer issues. And at that point, Hanoi residents will choose places that are worthy and offer a unique landscape and special conditions for living or investing. Ha Nam, with its advantages, coupled with the investment of experienced corporations, can be trusted and chosen by the people,” said Mr. Dinh.

Elevating the Standard of Living in Ha Nam

With a pioneering mission to lead the development trend of regions with great potential but not yet properly exploited, Sun Property (a member of Sun Group) is creating the Sun Urban City, a modern urban area in the north of Phu Ly city. With a scale of up to 420 hectares, the project is considered a civilized and ideal living space thanks to its modern planning, synchronous infrastructure, and diverse utilities, both contemporary and heritage-preserving.

Sun Urban City will elevate the standard of living in Ha Nam.

Sun Urban City is located in the north of Chau Giang, the southern gateway to the Capital Region. The project owns a prime location, the transportation hub of Ha Nam province, surrounded by National Highway 1A, Phap Van – Cau Gie – Ninh Binh Expressway, the North-South high-speed railway, and Ring Road 5 in the future. From the project, residents only take 45 minutes to get to Hanoi, 30 minutes to Ninh Binh and Nam Dinh, and over 1 hour to Thanh Hoa. This is an excellent condition for trade connections and facilitates the living and working of residents.

Developed following the model of a “suburban resort city with 1,001 utilities south of Hanoi”, Sun Urban City has a construction density of only 18%. Green space and water surfaces are present throughout the project with a scale of up to 200 hectares, along with a complex of five large parks, creating an ecological, classy, and nature-friendly living space.

The five large parks include: a vibrant festival park open day and night; a cultural park featuring a fireworks display platform in the middle of the lake, a brewery, and an event square; a sports park with a modern training equipment system; an ecological park with a world-class Kid Universal complex for children; and especially, a nearly 20-hectare Sun World park, including a water park and an indoor Wonder Land park, offering a leading attractive experience in Northern Vietnam.

The park system in Sun Urban City will meet the maximum needs of residents.

Sun Urban City offers 1,001 utilities to meet the diverse needs of all generations. The elderly have the Sun Family Clinic healthcare complex, where they will receive comprehensive health check-ups, health care, and nutritional consultations. There are also ecological spaces and green landscapes for relaxation, sports, and sharing life experiences with peers. Meanwhile, young people and children can indulge in unprecedented shopping and entertainment experiences in Ha Nam.

The Sun Urban City is also particularly attractive due to its distinctive amenities, such as a 150-meter-wide and 1.5-kilometer-long avenue, the largest in Vietnam and the region. This avenue leads to a fireworks square combined with entertainment activities applying modern technology, where major events and festivals in Ha Nam will take place in the future. Especially, the new Ha Nam Provincial Administrative Center with a scale of 27.8 hectares will also be located in this large urban area, affirming the “unparalleled” position of Sun Urban City in the southern region of the Capital.

It can be said that with its golden values in location, infrastructure, space, and utilities, Sun Urban City is a classy and worthy living place in the near future. Therefore, it is no surprise that the project has become a focal point of attention in the Northern real estate market since its launch. Investors also expect Sun Urban City Ha Nam to be a strong driving force to promote the overall growth of the market.
