The Sunset Slope: A New Tourist Attraction in Binh Thuan Province
The Sunset Slope, located in Nguyen Xuan Thuy street, Phu Hai ward, Binh Thuan province, has recently gained popularity among tourists and locals alike. As we sought a place to dine and rest, we were awe-struck by the elaborate construction of the cafe and its surrounding structures.

At the end of Nguyen Xuan Thuy street, also known as Sunset Slope, lies a magnificent complex: Sunset Slope Cafe. It comprises a restaurant, a cafe, a parking lot, and over a dozen individual villas, ready to accommodate an influx of visitors.

The cafe and restaurant area, built at the foot of Nui Co mountain and adjacent to the beach, offer a unique dining experience with multiple separate zones: an Instagrammable check-in spot, an outdoor multi-story cafe, a mixology bar, and an indoor air-conditioned restaurant.
Additionally, the complex features approximately 20 individual villas, divided into two sections located above the cafe and restaurant area.

With the recent surge in popularity of the Sunset Slope as a tourist destination, this complex has become a bustling hub, especially during holidays and weekends, with its parking lot filled with tourist buses.
However, what came as a surprise was the fact that this entire complex, marketed as a “must-visit” spot to catch the sunset at Nui Co – Phu Hai, was built without permits on illegally occupied state-owned land.

According to our sources, the person behind this construction is Mr. N.N.P., born in 1986 and residing in Ham Thuan Bac district, Binh Thuan province.
In mid-2023, Mr. P. commenced the construction of these illegal structures on a plot of land spanning over 4,500 square meters.

Our information indicates that the entire construction and the land it occupies are illegal. Out of the 4,500+ square meters, Mr. P. was only granted a small plot of agricultural land near the beach. The rest is state-owned land that he has encroached upon.
In July 2023, upon discovering Mr. N.N.P.’s illegal construction, the People’s Committee of Phan Thiet City issued a fine of 20 million VND for occupying unused state-managed land in urban areas and constructing structures without permission.

Additionally, Phan Thiet City ordered Mr. P. to pay back over 63 million VND in illegal profits obtained through his violations. He was also mandated to restore the land to its original state and return the occupied state-managed land.
Awe-Inspiring but Illegal: The Sunset Slope Complex
However, over a year after the People’s Committee of Phan Thiet City issued the fine, Mr. P. has neither complied with the demolition order nor ceased his activities. Instead, he has expanded and completed the illegal complex, opening it to the public and welcoming guests.
