Sonadezi Long Thanh has received Administrative Penalty Decision No. 845/QD-XPHC-DON dated April 25, 2025, from the Regional Tax Authority XV, replacing Decision No. 2855/QD-XPHC dated December 2, 2024, of the Dong Nai Tax Department.
According to the new decision, the total financial obligations that the Company needs to pay include additional corporate income tax of VND 9.28 billion, late payment of VND 2.55 billion, and administrative violation fines of nearly VND 1.55 billion.

Compared to the previous penalty decision (including nearly VND 390 million in fines and over VND 1.9 billion in additional taxes), the financial obligations this time have been significantly adjusted. The adjustment is due to the Regional Tax Authority XV’s exclusion of land rental expenses at Chau Duc Industrial Park from reasonable expenses for corporate income tax calculation, based on Official Dispatch No. 140/CT-CS dated March 14, 2025, of the Tax Department on tax policies.
Previously, during the tax inspection process at the enterprise, the Inspection Team of the Dong Nai Tax Department (now the Regional Tax Authority XV) recorded issues related to the accounting of expenses, including land rent (renting premises), annual management fees, and one-time management fees. As there was no specific guidance at that time, the inspection team temporarily acknowledged and informed that they would handle it when there was a directive from the General Department of Taxation.
After receiving the official guidance, the tax authority reviewed and updated the conclusion, leading to adjustments in supplementary payments and penalties compared to the previous conclusion.
A representative of Sonadezi Long Thanh affirmed that the Company always commits to fully complying with tax-related legal regulations and has proactively coordinated closely with the tax authority throughout the inspection, review, and will also fully implement the financial obligations according to the latest adjusted decision.
Aggressive Investment in Industrial Land and Workshop Leasing
Sonadezi Long Thanh was established in 2003 with initial charter capital of VND 50 billion to implement the project of investing in the construction and trading of infrastructure of Long Thanh Industrial Park. Currently, the company’s charter capital has increased to over VND 291 billion, reflecting its expanded scale and stable financial capacity after more than two decades of operation.
Sonadezi Long Thanh continued its positive business results in Q1/2025 with total revenue of over VND 125.7 billion, up 7.08% over the same period last year. After-tax profit reached over VND 26.4 billion, up 14.05%.
These results were mainly driven by increased revenue from industrial land and workshop leasing activities in Long Thanh and Chau Duc Industrial Parks.
In 2025, Sonadezi Long Thanh will continue its business development strategy, focusing on developing industrial infrastructure and supporting services. Leasing industrial land and service land in Long Thanh Industrial Park and leasing workshops in Chau Duc Industrial Park remain essential revenue sources.

In Long Thanh Industrial Park, the Company plans to lease a 2.97-hectare land lot and put into operation two newly constructed workshops. Simultaneously, the Company will enhance workshop leasing activities in Chau Duc Industrial Park, aiming to lease five additional workshops this year. These moves aim to meet customer demands as the industrial real estate market remains attractive to investors.
Sonadezi Long Thanh is one of the pioneers and leaders in developing large-scale and specialized workshop leasing in the Southern region. To date, the company has constructed and leased 68 workshops and plans to put into operation more than 100 new workshops in Long Thanh, Chau Duc, and Long Phuoc Industrial Parks.
