
The Constrexim Complex, a CTX Holdings project, boasts a prime location at the intersection of Pham Hung and Xuan Thuy streets, close to the metro station and multiple prestigious universities. Previously, the land was occupied by the Dich Vong Hau temporary agricultural market and a student night market. In 2019, CTX Holdings commenced land clearance and fencing but left the site idle.

A few months ago, the project was transferred to Sun Group. According to CTX Holdings’ consolidated financial report for Q2 2025, as of June 30, they had received a project transfer deposit of VND 4,964 billion.

Following the transfer, the construction site underwent a complete transformation. Numerous machines, including cranes, pile drivers, and excavators, were mobilized, and the overgrown vegetation was cleared.

A large quantity of steel and construction materials have been assembled, and dozens of workers are tirelessly at work.

Sun Group promptly launched the project in July under the new name Sun Feliza Suites. The project immediately attracted attention due to the scarcity of land inside the Ring Road 3. Additionally, its golden location next to a large intersection and a three-story interchange connecting to the elevated road, as well as its proximity to the Nhon-Hanoi metro line, further enhanced its appeal.

The project is also adjacent to the IPH Trade Center and is surrounded by prominent universities such as Hanoi National University, Hanoi University of Commerce, and Hanoi University of Education. Sun Feliza Suites is just a few hundred meters away from the 19-8 Hospital and My Dinh Bus Station.

The project covers an area of 2.55 hectares, with a construction density of nearly 31.5%. It comprises five towers, including one office tower and four apartment towers ranging from 43 to 45 stories high, along with three interconnected basements.

The entire project offers nearly 1,700 luxury apartments with diverse layouts ranging from 29 to 166 square meters, accommodating studio to four-bedroom configurations. Additionally, the project features shophouses in the podium and penthouses on the upper floors.

Sun Feliza Suites is developed by Sun Group to six-star hotel standards. The project features a 14-meter-high apartment lobby and a comprehensive range of amenities, including an infinity pool, gym, spa, relaxation lounge, children’s playground, and a community hall. Notably, it also boasts the Feliz Jardin, an over 11,000-square-meter garden inspired by Asian styles.

Apartment prices at Sun Feliza Suites range from VND 130 to 180 million per square meter, depending on the size and whether it faces the internal or external area. The price per apartment varies from VND 4.5 billion for the smallest studio to approximately VND 20 billion for a four-bedroom unit.

The developer is offering a discount of up to 17% for early payment of 95% of the apartment value. For those opting for a loan, the project provides support of up to 70% with a 0% interest rate for 30 months. The apartments are expected to be handed over in Q1 2028.
