According to An Gia’s representative, young homebuyers prioritize financial considerations above all else. Recognizing this, the company has designed flexible payment policies to maximize support for prospective homeowners.

Living space in a 65m² apartment

For instance, a 65m² apartment priced at approximately VND 3.3 billion (post-tax) requires an initial payment of just 21%, or around VND 690 million. The remaining balance is covered by a bank loan, with the developer offering 100% interest support for 36 months (24 months pre-handover and 12 months post-handover), along with a 5-year principal grace period.

Mr. Thế Hoàng (38, Ho Chi Minh City) shared that he and his wife had previously considered buying an apartment multiple times but were deterred by the high capital requirements and bank interest pressures. However, An Gia’s payment policy made owning a luxury property feel more attainable.

“Instead of waiting years to save enough, my wife and I only needed about VND 700 million to own a river-view apartment at The Gió Riverside. The bank handles the disbursement, and the developer covers all interest costs for up to 12 months post-handover. This policy not only shortens our homeownership journey but also preserves our financial reserves and opens up wealth accumulation opportunities,” Mr. Hoàng explained.

Experts note that typical interest support policies last only 12-24 months during construction, with buyers assuming interest payments immediately after handover. In contrast, a 36-month interest support policy offers significant advantages, allowing end-users to settle in without heavy financial strain, while investors gain time to leverage rental income and capitalize on growth cycles.

Specifically, buyers incur no financial costs for the first three years and receive essential home appliance gifts from the developer. If rented out post-handover at approximately VND 10 million/month, the entire rental income becomes positive cash flow, totaling VND 120 million annually.

Additionally, apartment values tend to rise, especially post-project completion. Investors “cashing out” during the interest support period can achieve notable returns, with property values increasing 10-15% over 36 months, coupled with rental income.

An Gia’s representative emphasized that leveraging financial tools is common for optimizing capital. However, early-stage pressure is typical when properties aren’t yet generating income. The 3-year interest support (extending 12 months post-handover) and 5-year principal grace period help investors manage cash flow and reduce financial burdens.

End-users should estimate property values based on income and available funds, carefully calculating post-promotion interest and principal repayments to assess affordability. This fosters financial discipline and personal finance literacy among young buyers.

Additionally, The Gió Riverside buyers enjoy discounts of up to 18.5%, a rare market offering that enhances immediate transaction profitability.

For a VND 3.3 billion 65m² apartment, an 18.5% discount equates to approximately VND 600 million. This significantly reduces initial capital and expands profit margins as property values rise.

“Even without substantial price increases, a near-20% discount provides financial security, mitigating risks for both end-users and investors,” added An Gia’s representative.

Located in Eastern Ho Chi Minh City, The Gió Riverside sits at the confluence of the Đồng Nai and Ngọc Rivers, adjacent to Hanoi Highway and the Tân Vạn junction on Ring Road 3.

An Gia has equipped the project with 68 Live-Work-Learn-Play amenities, catering to all resident needs. The Gió Đông tower features premium high-rise amenities like a 40th-floor infinity Dawn Pool, sky bar, and pool bar, rivaling luxury hotels. These offerings cater to discerning residents seeking sophisticated living experiences, positioning The Gió Riverside as a premium lifestyle destination.
