Recently, the Chairman of Hanoi People’s Committee signed a decision approving the partial adjustment of the detailed planning, at a scale of 1/500, for the Dang Xa 2 Urban Area. This adjustment applies to the land plots labeled HH1, HH2, and CC1, located in Gia Lam and Thuan An communes (formerly part of Gia Lam District).
The total area of the land plots proposed for planning adjustments is approximately 32,000 m². Specifically, HH1 covers 8,760 m², HH2 spans 17,790 m², and CC1 measures around 5,310 m².
Previously, the land plots HH1 and HH2 were designated as mixed-use land with the following planning parameters: a construction density of 35%, an average building height of 7 floors, and a floor area ratio (FAR) of 2.45.
Plot CC1 was designated as community land for residential units, with planning parameters including a construction density of 25%, an average building height of 9 floors, and an FAR of 2.25.
Under the new decision, Hanoi has made the following adjustments: For plots HH1 and HH2, the boundary and mixed-use land function remain unchanged, but social housing has been added as a component. The planning parameters have been revised to a construction density of 40%, an increased building height of 9 floors, and an expected population of over 900 residents for these two plots.
For plot CC1, the boundary and community land function (commercial services) remain the same. The planning parameters have been adjusted to a construction density of 40%, with the building height reduced to 5 floors.
Additionally, all three plots will include the construction of underground spaces (basements).

Project location.
The Dang Xa 2 Urban Area, developed by Viglacera Corporation, was launched in 2012 with a total investment of 2.49 trillion VND.
Spanning 40 hectares, the project includes functional zones for high-rise and low-rise housing, mixed-use buildings, and social infrastructure. The expected population is approximately 15,000 residents.
Located in eastern Hanoi, within the former Gia Lam District, the urban area is close to Thanh Tri Bridge, National Highway 5, and National Highway 17. It is also near major urban developments such as Vinhomes Ocean Park 1 and Eurowindow Twin Parks.
