Over 1,000 Social Housing Units Set to Launch in Locality on Path to Centrally Governed City Status

Unveiling a transformative housing solution, the Social Housing Project No. 01 in Bac Ninh boasts over 1,000 apartments, backed by a substantial investment of nearly 1.6 trillion VND. This ambitious initiative aims to provide affordable housing for 3,600 low-income individuals and workers, addressing the pressing need for quality residences in the region.

The People’s Committee of Bac Ninh Province has recently appointed the consortium of Nodeco JSC and Hai Long Construction Investment JSC as the developers of the Social Housing Project No. 01 in areas 5 and 9 of the Southern Urban Area of Bac Giang City (now part of Bac Giang and Tan Tien wards, Bac Ninh Province).

According to the decision, the project spans a total area of 14,466 m², divided into two plots with distinct construction scales.

Plot B-OXH-1 (7,476 m²) will feature a 19-story building with one basement level, offering a maximum gross floor area of 56,810 m². The complex includes residential apartments, commercial spaces (up to 20% of the total area), community facilities, and integrated technical infrastructure.

Plot B-OXH-3 (6,990 m²) will house a 17-story building with one basement level, covering a total floor area of 47,532 m². The building will incorporate parking, residential units, commercial services, community spaces, and advanced infrastructure such as water supply, drainage, ventilation, fire safety, electricity, and telecommunications.

With a total investment of over VND 1,564 billion, the project is financed through VND 600 billion in equity and VND 964 billion in loans and other legal capital. Construction is expected to be completed within 30 months from the land allocation date. Upon completion, the project will operate for 50 years, as per legal regulations.

Once finished, the project will provide approximately 1,000 social housing units, accommodating around 3,600 residents. Additionally, it will add 15,650 m² of commercial and service space, enhancing urban amenities in the area.

Beyond residential buildings, the developers will also construct external infrastructure, including internal roads, landscaped gardens, a 4,000 kVA transformer station, and systems for electricity, water supply, drainage, and telecommunications. All infrastructure is designed to meet the long-term needs of residents.

Recently, the Bac Ninh Provincial People’s Committee also approved the investment policy for Social Housing Project No. 02 in Urban Areas 11 and 12 of Tan Tien Ward.

Planned for a 7.2-hectare plot (OXH-02), this project has a total investment of approximately VND 4,062 billion, with nearly VND 1,300 billion in equity. The developers include ACD Investment Management JSC, Masterise Homes Real Estate Development LLC, and Phuc Dong Housing Development JSC.

The project comprises 12 social housing buildings ranging from 15 to 21 stories, each with a basement level, offering around 3,100 apartments sized between 44–77 m². No more than 10% of the units will exceed 70 m². Additional features include two floors of commercial services (over 28,000 m²), parking, public spaces, and landscaped areas. The project is expected to house approximately 7,500 residents.

During a meeting with Minister of Construction Tran Hong Minh and a delegation from the Ministry on September 12, Mr. Vuong Quoc Tuan, Chairman of the Bac Ninh Provincial People’s Committee, emphasized that Bac Ninh aims to become a centrally governed city by 2028 at the latest.
