This reality narrows homeownership opportunities for salaried workers. Over the past decade, wages have risen minimally, while housing prices have skyrocketed. If this trend continues, those who don’t buy now may never afford a home in the future.

Affordable, well-built projects with clear legal titles are the only viable options for young families and middle-income households. However, such projects are rare, leaving many buyers regretting missed opportunities.

SHS highlights a shortage of affordable housing in Ho Chi Minh City, driving demand to satellite provinces like Tay Ninh, where prices remain significantly lower.

Phuoc Dong New City (Thuan Loi Residential Area) in Tay Ninh’s Phuoc Dong Industrial Park stands out for its competitively priced townhouses.

Bui Thanh Phong (37, HCMC) shares that after a decade of saving, he and his wife still couldn’t afford a home.

“Land in HCMC’s outskirts costs over 2 billion VND, and homes under 3 billion VND are nearly extinct. Many ‘affordable’ projects lack legal clarity, so we hesitated,” he explains.

Their breakthrough came with Phuoc Dong New City in Tay Ninh. In Phase 2, the developer offers fully finished townhouses with basic interiors for just 1.9 billion VND each.

“In Phase 1, the developer offered unfinished homes for 1.7 billion VND. Completing the interiors would cost an additional 300-400 million VND. In Phase 2, the price rose to 1.9 billion VND, but included finished interiors and basic furnishings. I seized the opportunity immediately.”

“For just 200 million VND more, we got a fully finished home with furnishings, saving time and effort. The developer also gifted us a full-height kitchen cabinet and air conditioning,” Phong adds.

With a 30% down payment (579 million VND), Phong secured the home. The remaining 70-80% was financed by a bank over 30 years, with a 24-month grace period.

“This allows us to settle down without overwhelming financial pressure. With affordable options in HCMC dwindling, Phuoc Dong New City is ideal for young families seeking long-term stability,” he emphasizes.

Townhouses with Legal Titles – Secure, Sustainable Investment

Phong values the individual legal titles for each home, enabling immediate notarization and possession.

“The project’s legal clarity reassures us. Holding the title, we feel secure and worry-free,” he shares.

The developer guarantees a 7-9 million VND monthly rental income for the first year, providing Phong with 84-108 million VND annually.

Initially, Phong plans to rent out the property. Once financially stable, his family will relocate from HCMC to Phuoc Dong New City.

“Located in a major industrial zone, the project ensures a steady tenant pool and future job opportunities. In 2025, Tay Ninh’s industrial zones, including Phuoc Dong, face a shortage of 26,000 workers across various sectors,” he notes.
