Exploring Hanoi’s Largest Social Housing Project: Nearly 7,000 Units Adjacent to Sun Group’s 100-Hectare Park

Hanoi is set to launch two major social housing projects, Tiên Dương 1 and 2, located just 3 kilometers from Nhật Tân Bridge. Spanning nearly 85 hectares and with an estimated investment of over 16,000 billion VND, these projects will provide thousands of affordable homes for low-income workers upon completion.

Recently, Hanoi approved the implementation of the Tien Duong 1 Social Housing Project in Phuc Thinh Commune through an investor selection tender. The project is assigned to a consortium comprising Viglacera Corporation, Hoang Thanh Infrastructure Investment and Development JSC, and Central Construction JSC (Photo: Dinh Phong/ Tien Phong).

Notably, the project is adjacent to Sun Group’s 101-hectare Kim Quy Park, just 3 km from Nhat Tan Bridge, offering easy access to the city center and Noi Bai Airport via Vo Nguyen Giap Road. It is also located near major industrial zones such as Bac Thang Long and Dong Anh.

The Tien Duong 1 Social Housing Project spans nearly 45 hectares, with a 50-year operational period from the land allocation or lease date. It is expected to construct a total of 3,530 apartments, including over 3,103 social housing units, accommodating approximately 12,000 residents. The project is slated for completion by 2030.

The total investment for Tien Duong 1 is estimated at nearly VND 8.7 trillion, excluding compensation, support, and resettlement costs of over VND 600 billion. This marks the largest social housing project in Hanoi in terms of investment capital to date.

Nearby, the Tien Duong 2 Social Housing Project is also registered for investment by a consortium involving Kinh Bac Urban Development Corporation (KBC). Covering nearly 40 hectares, it includes approximately 12.3 hectares for social housing, accommodating over 10,500 residents, and nearly 2.2 hectares for commercial housing.

Upon completion, the project will provide over 3,300 social housing units and 114 low-rise commercial houses. With an estimated investment of over VND 6.8 trillion, it will significantly increase the supply of affordable housing in northern Hanoi.

Both projects include land allocations for kindergartens, primary and secondary schools, cultural centers, green parks, and commercial areas. Residents will enjoy not only affordable housing but also the full range of amenities of a modern urban area.

Currently, the vast land in Tien Duong remains barren, overgrown with weeds. Some areas are fenced off in preparation for land clearance. Locals mention that the area was once just rice fields and abandoned land, with few expecting it to transform into a bustling urban development in the coming years.

Under the 2021–2025 plan, Hanoi aims to add 100,000 social housing units but has completed only about 30,000. The Tien Duong projects are thus crucial in helping the city meet its goal of addressing housing needs for its residents.

Beyond social housing, Dong Anh is a hub of major developments, including BRG – Sumitomo’s 400-hectare smart city, Vinhomes Co Loa’s 200-hectare project, and Kim Quy Park’s 100-hectare development. This synergy is transforming northern Hanoi into a vibrant investment destination.
