On September 27th, three major projects in the former Ha Nam province, now Ninh Binh, were inaugurated simultaneously: the Phu Thu Intersection, the intersection between Nguyen Van Linh Road and National Highway 1A and the North-South Railway, and the Festival Boulevard and Times Square in the Sun Urban City urban area. These developments mark a new chapter for the southern part of Hanoi.

A Breakthrough in Infrastructure

Among these, the Phu Thu Intersection—the junction of the Phap Van – Cau Gie – Ninh Binh Expressway and the Capital Region’s Ring Road 5—was completed after more than two years of construction, with a total investment of nearly 1.4 trillion VND. This project underscores Ninh Binh’s capability to execute large-scale infrastructure developments. In the future, this intersection will directly connect to the Sun Urban City urban area and the Sun World Ha Nam water park, significantly reducing travel time for Sun Urban City residents to Hanoi and other northern provinces. This serves as a powerful catalyst, enhancing the appeal of this mega-urban area to investors.

The Times Square, along with the 1.5km-long and 150m-wide Festival Boulevard featuring a world-class musical fountain, serves as the “front face” of Sun Urban City. Completed in just six months, the project has transformed Sun Urban City into a magnet not only for locals but also for visitors from far and wide. It also highlights Sun Group’s forward-thinking vision in launching the project early, capitalizing on the significant advancements in transportation infrastructure. Today, the urban landscape has taken shape with the Art Residence complex of eight high-rise apartment buildings, townhouses, and Kim Ngan – Kim Tien villas, all showcasing a blend of Asian and European architectural styles.

Mr. Hoang Ha, a tourist from Hanoi, shared: “My friends and I never imagined there would be such a unique entertainment spot so close to Hanoi. The urban area is intelligently planned, with weekend fireworks and a night market that are incredibly appealing. I’m considering investing in an apartment here as a second home and for rental purposes.”

These significant developments align with Ninh Binh’s broader strategy to concentrate resources on building infrastructure, particularly the transportation network connecting the three urban areas of Phu Ly, Hoa Lu, and Nam Dinh, as well as the province’s economic hubs. The plan also includes the development of urban areas linked to heritage sites, high-speed railway stations, economic zones, and tourist areas.

The future deployment of major transportation projects such as the North-South High-Speed Railway, the second airport in the Capital Region, and the Ninh Binh Airport will further connect the ancient capital region with the rest of the country. The real estate market in the southern part of Hanoi has never been more vibrant.

Peak of Planning and Architecture

At Sun Urban City, residential areas are symmetrically arranged around the central boulevard and large squares—venues for events that attract large crowds of residents and visitors. As a result, regardless of where residents live, they benefit from the overall vibrancy of the mega-urban area, offering significant potential for rental or business services.

While the Art Residence apartment buildings and Kim Ngan – Kim Tien townhouses “embrace” the newly inaugurated Festival Boulevard, the recently launched Flora Avenue by Sun Group also benefits from the Flower Boulevard and the completed Sun World Ha Nam complex. Ms. Nguyen Van Anh, an investor from Nam Dinh Ward, Ninh Binh, shared: “I purchased an apartment with a view of the Festival Boulevard before Tet and have just received the keys. After completing the interior, I plan to rent it out short-term for a steady income.”

Alongside the A1 – Park Residence building currently being handed over to residents, the remaining seven apartment buildings are completing their exterior finishes. Meanwhile, market attention is shifting to the new focal point of Sun Urban City—the Flora Avenue subdivision, strategically located at the center of four major parks. A standout feature of this subdivision is the 98m-wide Flower Boulevard, spanning over 10 hectares, serving as a key landscape and amenity highlight, similar to the “backbone” of the Festival Boulevard in the Kim Ngan – Kim Tien subdivision.

Following the inauguration of the Festival Boulevard and Times Square, Sun Group will continue to complete key projects in Sun Urban City and, in the future, the Sun Mega City mega-urban area.
